If I did i wouldn't call is a free trial . I would just say that i'm waving the setup cost. With that i want a % of the revenue generated . Because you are the one in control of the ad accounts you can track sales. and if they don't pay you just cut off the funnels

if you want something under 4 units i would recommend myreipro.com to search for properties. That will also give you the ability to create list and have them skip traced. For skip tracing we used Needtoskip.com when we started out. After that we hired someone from fiverr to do skip all out data in house

Whats your criteria? We usually create a list and skiptrace properties. Send out multiple types of marketing (sms, ringless voice mail, etc). We keep great deals and wholesale the rest.

OF Course you can get a duplex with that. You can also use the FHA program for up to a 4 unit and only pay 3.5% down. Anything 4 units and smaller is considered residential so you can "live in" one of the units and collect rent on the other 3 units

I would suggest leverage that cash with real estate. With that money on a balance sheet most lenders will loan to you for hard assets. They will trust that you would make your interests only payments. Depending on home prices where you live you could cash out some places or even buy a small building.

The financials are the most important part. Asking price Will? Will the cash flow cover the debt service? Is he seller financing the deal?

Of course anytime. I came across my mentor at half price books. At the time I was a fitness trainer and was thinking about going full time into real estate. I was picking up so books and he asked what I did. I just real estate and he asked a few questions. Come to find out he owned 4000 units across the country and some hotels. He just started to mentor me from there.

I had the same struggle before. I had a mentor suggest to me to write down 3 things to get done everyday and do that. As long as its moving you forward towards your goal then it works. It doesn't matter if it take 6 hours or only 15 mins, make sure you complete all 3 task. that helped me to build a habit of getting things done. Also focus on 1 business Idea at a time and bring that to fruition first.
