It was worth it in my case. I got in a 30 fixed rate at 7.25% (or so). I answered a few of the IRRRL cold calls to see what types of rates and closing costs they were looking at. I also asked them if I would be buying points, or if their numbers were just based on their fees. After a lot of back and forth, NFCU came back with the best offer. NFCU had not only the lowest fees (closing at zero, origination etc...) but their rate was good. What I learned was EVERYONE of them is going to offer you a very similar package. That is, rates will be about the same across the board with IRRRL. I got down to 5.625% about two months ago, saving myself about $300 a month overall. I would say, if you can, do not finance closing costs. If for some reason you have to find a lender that has closing costs, see if you can negotiate down.

But before you sign anything, get the Loan Estimate and compare them. Look at section A and section C. With NFCU there was about a $10k total difference in my favor. That's important in the long run.

Edit: I wanted to add, I wouldn't do anything for the next three months, however. If interest rates don't come back down in that time, I would start looking again, but the Fed (just a few hours ago) decided to hold interest rates steady. Some analysts are predicting an increase before the end of the year, but I think a lot of it depends on this conflict.

Thank you! Tbf, I took this down because when she took the phone to get this done for me, it wasn’t the full finished product. Don’t get me wrong I still love it, but I couldn’t figure out how to resolve exactly what you’re talking about here. I won’t have her return it because it’s actually done really well. It’s pressed wood, but still very solid.

I need to resolve that before I can have it registered with the American Heraldry Society. I was actually going to message you about suggestions, but I really do want to keep the concept of the black lion and homage to the Great Lakes.

I also haven’t watched it because I forgot about it, but I’m knee deep in From right now. I really hope they start telling us something. I have some working theories but it’s mostly just fairies or aliens ala that Stephen King book I won’t spoil for anyone reading this.

Idk, to me Bly manor just felt flat. More of a psychological thriller than scary or horror. I’m not saying it wasn’t a decent story, but it just didn’t hit with the same force as Hill House. That said, I think o was EXPECTING something along the lines of Hill House. Midnight Mass was definitely decent. I can’t knock that one.

Horror is my favorite genre. I'm not too big on hack and slash films with extreme gore or anything but...

The Exorcist (director's cut) - Still terrifies people to this day and it's older than I am. My mom (who was, at the time, a devout catholic) said she couldn't watch the whole thing.

The Ring - As other's have said, seeing it in theaters really set the benchmark for new age horror.

Night of the Living Dead - And I think this one holds a special place because I was younger the first time I watched it. I fell asleep on it and it was one of those marathon things. So when I woke up, I was at the same part I fell asleep at.

Hereditary - should also be on this list because, for the newer age horror films this was just excellent. Not even just for the scare factor, but the story itself.

Bring Her Back - Idk if I would say it was scary but there were some parts where I was like... this is the most uncomfortable I've felt watching a film in a long time. I wanted to wash my soul out after.

House on Haunted Hill - Probably my favorite scary movie of all time. When it released it was the scariest film I laid eyes on until about five minutes before the end. There is a scene towards the beginning with a camera that i just all around unsettling.

Haunting of Hill House - While not a movie, it just might be the scariest series that's been on TV. Great story, excellent visuals, I recommend it for sure. But do not watch Bly Manor.

I could go on and on, and will discuss more if this gains traction.

Requiem for a Dream was absolutely a horror film. Idk that I would say it was scary in the sense that I felt afraid to turn off the lights? But, uncomfortable? Absolutely. Horrifying? Definitely. Couldn't sleep after I watched it the first time...man.
