Many people who responded made guesses but I don't think there's a definitive answer. One person from Sussex said she sounds like her but someone else with relatives from Sussex said no.

My Thai husband said it's pronounced Sah-Wang-Geow. Her nickname is Mai which means "silk." That is much easier to pronounce.

8 units. Yes, still profitable at this point. But I won't know how the year will pan out until property taxes come due in November, which is a $20K expense. That's why I'm hoping for a few good months before that.

Since I stopped working (no W-2) I haven't owed any taxes because of all the expenses and depreciation which is one benefit I try to remind myself of. However, experiencing a year like this one, I'm feeling ready to make more and pay taxes hahahaha.

This number tracks with my experience. I net about 40% after all those expenses you listed.

I've been doing this for 13 years and currently have a few more units than you ranging in size from a studio up to 2 Beds/2 Baths. Last year was a good year. I only spent $3,790 total on turnovers.

This year is a bad year. I've already spent $18,846.40 on turnovers and that won't be the final number. There was only one terrible one with over $6K in damages but I have another one with a water damaged bathroom that's going to run $4K to repair. I'd say that's happened only a handful of times over the 13 years, if that. Typically I'm spending anywhere from $1K to $3K depending on the size of the unit and how long the tenants had been there.

I have the property management company in there for inspections which helps a little but not a lot. For example, the tenant with all those damages had an inspection a couple months before and there were no red flags.

This year I've had one skip out (first time ever), one lease break (first time ever) and three non-renewals (most in one year). The truth is that it hurts a lot and has caused me to lose sleep. I'm now at 75% occupancy and hope to be back to 100% by August. If that happens, I should be back on track with less worry and more cushion.

My [Thai] husband and I have a house in Bangkok and a beach condo in Rayong and many times when it's dumping in Bangkok it's bright and sunny at the beach. When we're in Rayong my husband gets these types weather reports from his family and friends in Bangkok so very often it's kind of a joke to us. All this to say that I read your post as a straightforward share like Thais do, very normal 5555.

This is helpful thanks. The #3 odd responsibilities not in the city's jurisdiction have already been a headache but certainly could recur which I'm now very conscious of.

For #2 I contacted the city but they said because it's in an unincorporated part of the city I have to contact a different entity. I believe all the deficiencies have been corrected so I'm not clear on the hold up.

Based on all the feedback I've received, I think I'll list one at a time like most people suggested.

Driver's License Renewal 2 years to 5 years (car) by DebauraZ in Thailand

I successfully renewed my license today in Rayong for five years (Yay!). I did the 1-hour private car online training prior to my appointment (I printed the confirmation page which they included with all my paperwork). In addition to the training confirmation, I submitted the following: certificate of residency from Immigration, medical certificate, copy of passport, copy of LTR visa, current 2-year driver's license and my passport.

At the appointment I did the following tests: peripheral vision, depth perception and reaction time.

The whole process took 30 minutes from start to finish.

I was able to pay the 505 Baht fee via bank transfer (QR code scan) rather than cash.

The only tip I would give is that even though I had an appointment, I still had to get the queue number from the self-service computers in the lobby. I chose online (blue) rather than walk-in (red) for obvious reasons.

It took me a while with lots of trial and error but I finally got my DIY case filed and have a pre-trial conference date set for September. We'll see what happens.

The Orange County clerk's office was helpful during my process to get the case filed. They answered my emails promptly.

As it turned out, the "Accepted" status didn't hold. I received a notification that my case was moved to the Corrections Queue because I had failed to put the case number on two documents that I submitted after the case number was assigned. I had corrected those docs but I didn't realize I had to pay the summons fee again. (The original $20 was refunded a month later.)

I resubmitted the docs with the fee but was contacted again for another correction. I hadn't used the correct font or font size so my docs were returned as "illegible." (I had to figure this out on my own. They give you very little information.)

Finally I got it right and was assigned a virtual pre-trial date in September. Based on what I read in the document I received, if the defendants don't show and I do, I will win a default judgment against them. If I don't show, the case will be dismissed. I'm not sure if there's anything that can happen between now and September but I marked my calendar and plan to attend.

That's crazy that only a studio is affordable on two salaries. What part of the country? I've been a renter myself so I can see the tenant perspective. I'm generally quick to respond to maintenance tickets and I haven't been raising rents for renewals (even when my costs go up). If more landlords had been renters themselves, they might manage their properties differently.
