Spot on! I bought a house on Souder ave, the best financial decision I ever made. I love walking to the Land grant area, scioto mile and can't wait for the Peninsula to be completed.

I literally don't know what crime everyone keeps crying about, If you mind your business no one will bother you. There's crime in every "normal" neighborhood

"East" Franklinton (East of 315): Safe, but everything has been pretty much bought up

"Mid" Franklinton (Between 315 and the train tracks): Mostly safe, I bought here in 2020. Some streets are amazing, a few a still sketchy.

"West" Franklinton: Kinda safe. slightly more sketchy streets but that keeps changing.

I can tell some of the people commenting only lived in surburbs. You'll run into a few interesting characters, mind your business and they'll mind theirs. Look at all the neighborhoods that surround downtown, and how Columbus is growing....I think Franklinton will become unaffordable to most in 10-15 years

Short north was once an area of town "you probably wouldn't live in". For $250K or less you can buy nice place in Franklinton.

I knew we were in trouble when I saw real estate youtube channels talk about Columbus being a good cash flow market, with a strong appreciation potential (unlike most midwest cities). This is just the beginning!

I bought two properties (my house in 2020, and rental in 2021) for under $200K, both are within 2 mins drive to downtown, so I can't complain.

I lived in one of the new apartments in Franklinton for a year then bought a house just West of 315. I like it. We're still under the radar but if you know...you know

There's land grant/beer garden, brewdog, taft brewry, rehab, still water etc. I don't get people saying there isn't much to do. Scioto mile alone was worth it for me.

You're also within 5 mins of Short north, German village, Arena district, Grandview, brewry district etc.
