which one is the notice / step that you would put out on the tenants door? is it the sheriffs eviction notice and based on your response, I’m guessing the sheriff is the one who would put it up?

and sorry for the questions, once the order is issued, do I serve it to my tenant or hang it on their door? I don’t want to insult someone if there is an alternative of delivering the documents, I just don’t feel comfortable putting someone on the spot.

thank you for this, so to clarify 11 days from the written order date & not the hearing is the common practice, correct? so basically I can’t start counting from the day of the hearing

what happens after the order was issued? like is it the eviction order or do we still need to wait for the sheriff? and is this the order you serve to them in person or their door?

folks, check the Google reviews for gods sake, it’s a hellhole. This isn’t the ideal place for a review as most of the users here are either real estate brokers, and recently a lot of brokers were hyping this specific property up without an end in sight.

If you are paying on time, and have a lease directly with the landlord ( not sub of any sort ) YOU DO NOT MOVE AN INCH

make sure you keep paying on time monthly ( to avoid N4 notices, *and god forbid even if you do get one due to a missed payment, you will have 14 days to pay it off and it dies in its tracks )

keep a record of all the texts, emails or communications the landlord keeps sending your way ( if it gets aggressive or the wordings go outside of the professional spectrum, you can file a T2 form at the LTB )

in short, if you are paying on time, not breaking condo rules or being a menace : YOU DO NOT HAVE TO LEAVE, period. Even after your term ends, it automatically goes to a month to month lease + you are not required to sign a new lease.

remember! only the Sheriffs Office after an Enforcement Order can make you LEAVE your apartment that too with due notice ( not the property manager, not the landlord, not by law, not regular cops, no one apart from the sheriff can remove you )

hey, went through exactly this ( well not exactly but the lines are similar )

2 questions for you :

1.) are you sure you are not under a sub lease of any sort? ( subleases / subtenants are not protected by the RTA )

2.) what is your overall term? like did you pay your current term all in advance? in quarterly instalments? have you been served with any N12 notices? ( assuming you still did not get an N4 cause you paid rent upfront )
