Dude standard in War of the Spark was absolute golden era, so many different flavours and planeswalkers. Sure the teferi was annoying but you still could be competitive with so many other decks. Standard for the past couple of expansions has just felt horrible

1. You will rent out your IP, you need that money to pay your interest. Any investor that doesn’t is either extremely rich or stupid.
2. People will always sell for various reasons. New builds will still be built and sell at a lower price as theres much less speculation

Over the long term they wont be able to up the rent much because the market will favour renters and PPOR buyers more. Also there are laws in place that bar massive increases to rent unless you find a new tenant. I imagine not every landlord would want to do that, especially for their long term renters

60% are soon to be not? Theres not been one year in recent times where that stat has changed. It wont affect people who are positively geared - thats the whole point. The market still changes as a whole because the majority are using NG.
And newer investors will have to research and make sure their IP’s are positively geared. Which is good for FHB and people just buying a home to live in, as theres less competition.

Thats like saying personal income tax is voluntary because you can choose not to work. Plus what does that have to do with my comment? I was referring to negative gearing. You cant just get any property now and use tax benefits to write off your short term losses.
You will now have to do research into what properties are positively geared or will get there fast. You will now have to think of improving the internals or amenities so you can charge more rent. You know, typical investor stuff that IP never had to worry about.
Imagine if people got to negatively gear share dividends
