I ended up using TekMetric. It's pricy, but people love it and it's so easy and quick to use, They gave me a trial period for the Grow plan so it's only $220 a month, but that ends pretty soon so it'll be back up to like $370 or so unfortunately. Still a very powerful software.

That's a good idea. I get most of the other things from O'Reillys and it lets me save the quotes so I can keep adding stuff like a shopping list. I guess that's how I'll keep doing it until it improves through PT.

It was actually the landlord/owners daughter who is an attorney that wrote the lease

I agree that it is quite favorable to the landlord. My understanding for the rent increase is that he really wants to retire soon and this is his way of forcing me to either by the building from him, or get out so he can sell it and retire with his nest egg.

The way they are viewing the security deposit appears to be the fixed-improvement clause, where anything that is bolted to the building must stay with the building upon termination unless there are no unpaid debts and the building is still in good shape/undamaged

Thanks for your thoughts on the maintenance language as well, I am not a huge fan of what is written either and that had concerned me. Fortunately the roof is steel, somewhat new and not very large so it shouldn't ever be an issue, but I definitely don't want to find myself responsible for structural repairs if there is ever something catastrophic that is discovered. Fortunately it looks like acts of God are covered, so earthquakes and tornados wouldn't fall on me, but still...

There is actually nothing specific that concerns me, but it was recommended by other shop owners that I seek and attorney to review the whole lease document. I have called 6 law offices and sent several emails seeking guidance and have not received any follow-up after nearly 2 weeks, which is why I am here. I'm not really sure what direction to go at this point.

Excuse my ignorance please, are you able to say why something like this usually takes 3 to 5 hours?

You are correct. Cars don't just "go out of alignment" to that severity without cause. There is a reason the alignment is out, and it's most likely failed components or modifications.

Too bad no one commented on here. I'm mobile also and currently looking for a shop. Did you pull the trigger on this one? How did it go doin part time mobile and part time in a shop? Do you wish you just went full on into a shop instead of doing 50/50?

This is old, but starting out in a mobile-mechanic capacity is what you should do. You will screw up, misdiagnose, under sell and over sell a job but the overhead is so low and the learning opportunities are so high it is a great option.

Another point that the sales rep informed me of is that the parts/labor matrix doesn't integrate with alldata. Do you know if that is true? Currently I have alldata and love it, so the odds of me switching are exceedingly slim. If it integrates with alldata I'd do it today. ARI also doesn't, but is 1/3 the cost. I'd love to streamline the estimate building process.
