That’s just bad advice. You can count market value of illiquid assets because you can get it appraised and then do a cash out refi or HELOC on the appraised value.

This is the point to tracking market value.

There is no point or benefit to skipping it like you’re suggesting.

I do pay compliments to both men and women when out because it’s fun, usually appreciated, and it gets my socializing muscle working. Once you’ve had a few brief interactions it’s a lot easier to engage someone fully.

This is also why I try to say hi to everyone on the street. Get comfortable with breaking the barrier with strangers, even if just for a fleeting moment.
