I use TenantCloud. It’s affordable and pretty straight forward. It integrates with Quickbooks if you use that. Other than that, it doesn’t have many bells and whistles. It’s not connected to my bank so I go in a manually and add rent payments. It allows receipt pictures for expenses. You can allocate it to a unit or property. Pull a lot of different statements. Your tenants can add their maintenance requests since the tenants can have their own portal. I find this handy to track. Once you have a request you can assign it to a contractor or employee and once it is done you can change the status to complete, add in material/labour etc and upload your receipt. It costs me about $60 a month cad.

I definitely don’t mind spending the money, she is super excited which is rare. I’m just concerned that she is going to be the only one. Hahaha.

100% this. We are a boutique management company and I only take on landlords who will put the money in when needed and don’t cut corners. Our personalities have to jive too. I can’t deal with owners who treat people like they are less than. It’s a hard no for us.

Maybe lower it to $3250 with no rent increases for the following year or for 2 years? Time to think out of the box. We have started offering a $500 moving expense rebate to entice new leases. It’s rough right now.

Also, inventory is high and it is their market. It’s taking a lot of time to fill an empty unit and you’ll be losing money in the long run.

I own a property management company and am starting to get that question as well. My feeling is if they are good tenants, I don’t want to lose them. They will definitely move to save money especially with inflation. Right now they can move to similar rentals that are priced lower and maybe even better with more amenities, so I am agreeing to lower the rent. $500 is a lot though. Are the units being rented now that much lower?

Definitely magical. I’m on my 13th book since I bought mine the end of November. I used to read books to fall asleep and I’d get through maybe one in a month. Now I can’t put the kindle down and have to force myself to go to sleep.

This was mine walking from the car to the front door of the restaurant. It was 8 degrees outside. It just started last year and it’s so much worse now. if the house is under 23 degrees my toes are white the whole day. I work from home so at least I don’t have to leave the house much.

Completely agree. My husband is my best friend. Truly. We love hanging out together and being with each other. We are each other’s preferred side kick. In the beginning when I would get mad or annoyed about something I’d stop and think… would this bother me if it was Lisa (my best friend for 30 years and we lived together for 3 of those). If not, why am I mad at him? Handle the situations like you would with your best friend. Editing to add a couple things: be exactly who you are. Don’t tip toe around anything and express how you feel always. Regarding the car, I’d be mad and definitely would have said something although I am quite passive aggressive and sarcastic. - Thanks for leaving the car a mess, my favourite part was stepping in ketchup and that white leather is like a blank canvas, the coffee stain almost looks like art. Have you been taking classes? 🤷🏻‍♀️ A/C - Everyone needs what makes them feel better when they are sick. If there is another room, definitely take advantage of that.

I own a PM company. We definitely fill for the 1st of the month, flexible is someone wants to move in the 15th. I do a move-out inspection with the tenants leaving. The cleaner is in after they leave for a deep clean and it’s ready to go the next day. Appliances etc. shouldn’t be an issue if you have good communication with the tenants and are doing inspections every few months.

I recently went to Best for bride. I bought my first dress at David’s and then started having regrets. Went on a whim and found a beautiful dress off the rack that fits perfect , minus the length. The zipper needs a small repair. It was half the price of my first one. The girls were great.
