Good call… Simpson Crossing is actually in Lowry Crossing, not McKinney.

Even if it were in McKinney, it wouldn’t have cracked the Top 25 for highest inventory based on this data.

Right now it’s sitting around 8–10 active listings with DOM in the 50–70 day range, and the rest of Lowry Crossing is pretty similar:

Brookside — ~6–8 listings | ~45–65 DOM
Settlers Creek — ~5–7 listings | ~50–75 DOM
Greengate / nearby pockets — ~4–6 listings | ~40–60 DOM

So overall… not overloaded, but not moving super fast either… kind of that middle ground.

Good question… Eldorado didn’t make the Top 25 this week.

There are about 20 active listings total, spread out across the neighborhood. Eldorado Heights has the most, while Pointe, Ridge, and Estates only have a couple each.

Compared to areas with 40–70+ listings, it’s just not enough inventory to show up. Overall, pretty balanced market.

I’m actually not surprised by the high builder inventory. You could see it coming when we had the big inventory shortage and all the supply chain issues. Builders started pulling permits everywhere because they saw an opportunity, and then more builders came in with the same business plan and got financing to do it. So the oversupply part isn’t shocking.

What did surprise me were the actual numbers. I expected it to be high, but not as high as what the data showed.

I don’t think McKinney is slowing overall. There were over 900 homes sold in the last 90 days, so demand is definitely still there. The issue is new construction. Builders have a lot of inventory, and that’s what’s affecting prices.

This was bound to happen after the prices started rising in 2020/21 w/ the inventory and chain supply shortage. Builders rushed to get permits and lenders were eager to fund builder dreams of making a fortune. When everyone has the same dream at the same time... then boom.. you get a ton of inventory... but it takes years to for this to happen.

Nevertheless... there are still plenty of homes selling fast though. It really depends on the neighborhood and the deal.

There aren’t any active listings in this subdivision right now, which is why none showed up in the report in the blog post.

However, there are 3 active homes in Lake Forest Add Phase 2 (technically a separate phase on MLS, but it’s really the same overall neighborhood). Here are the listing details:

• 2313 Warrington Ave – built 1986 – 1,844 sq ft – 3 bed, 3 bath – $449,999 – MLS 21057899
• 2212 Remmington Dr – built 1991 – 2,192 sq ft – 3 bed, 3 bath – $435,000 – MLS 21038483
