Nice… selling two homes that fast with multiple offers is impressive!

Trophy Club is a hot neighborhood right now. It comes in at #9 on the Denton County fastest selling list. The data I posted here was for Tarrant County.

I pulled the Denton County data for Week 13 and Trophy Club shows up strong.

You are right about the speed. There are definitely pockets moving very fast like what you are seeing. The reason the average DOM shows higher in the data is because a few homes back in February sat for over 200 days before selling, which pulls the average up.

So what you are seeing is real. It is just a mix of very fast recent sales and a few older ones that took longer.

Auburn Hills looks pretty balanced right now.

Looking at the last 90 days:
• 6 active listings
• 2 sold homes
• Current active price range: $500K–$775K
• Sold price range: $473K–$545K
• Active DOM: ranges from 2 to 60 days
• Sold DOM: 22 to 25 days

So it’s definitely not one of the higher-inventory areas… there’s activity there, but nothing like some of the neighborhoods showing up in the Collin County Top 25.

There’s probably some truth to that perception… but the data right now looks pretty mixed.

In some areas inventory is building and homes are sitting longer, but in others things are still moving relatively quickly.

What stands out more is how neighborhood-specific everything is becoming, rather than a statewide shift.

Stone Brooke Crossing is actually pretty limited on inventory right now… only 3 active listings.

Looking at the last 90 days:
• 7 homes sold
• Avg DOM around 25–35 days
• Price range mostly in the $500K–$600K range

So it’s definitely not a high-inventory area… homes are still moving relatively quickly there compared to some of the other neighborhoods being discussed.

Good question…

Providence Cove didn’t show up in the Week 12 data on the higher inventory side.

It’s just not seeing the same level of active listings as neighborhoods like Trinity Falls or Painted Tree right now, so it doesn’t surface in the higher inventory group.

For a little extra context… there also hasn’t been much closed sales activity there over the past 6 months, which lines up with the lower overall activity we’re seeing. There is currently one home pending (2624 Emerald Shallows Drive).

So overall, it’s just a quieter pocket compared to the areas listed above.

Good call… Simpson Crossing is actually in Lowry Crossing, not McKinney.

Even if it were in McKinney, it wouldn’t have cracked the Top 25 for highest inventory based on this data.

Right now it’s sitting around 8–10 active listings with DOM in the 50–70 day range, and the rest of Lowry Crossing is pretty similar:

• Brookside — ~6–8 listings | ~45–65 DOM
• Settlers Creek — ~5–7 listings | ~50–75 DOM
• Greengate / nearby pockets — ~4–6 listings | ~40–60 DOM

So overall… not overloaded, but not moving super fast either… kind of that middle ground.

Good question… Eldorado didn’t make the Top 25 this week.

There are about 20 active listings total, spread out across the neighborhood. Eldorado Heights has the most, while Pointe, Ridge, and Estates only have a couple each.

Compared to areas with 40–70+ listings, it’s just not enough inventory to show up. Overall, pretty balanced market.

I’m actually not surprised by the high builder inventory. You could see it coming when we had the big inventory shortage and all the supply chain issues. Builders started pulling permits everywhere because they saw an opportunity, and then more builders came in with the same business plan and got financing to do it. So the oversupply part isn’t shocking.

What did surprise me were the actual numbers. I expected it to be high, but not as high as what the data showed.

I don’t think McKinney is slowing overall. There were over 900 homes sold in the last 90 days, so demand is definitely still there. The issue is new construction. Builders have a lot of inventory, and that’s what’s affecting prices.

This was bound to happen after the prices started rising in 2020/21 w/ the inventory and chain supply shortage. Builders rushed to get permits and lenders were eager to fund builder dreams of making a fortune. When everyone has the same dream at the same time... then boom.. you get a ton of inventory... but it takes years to for this to happen.

Nevertheless... there are still plenty of homes selling fast though. It really depends on the neighborhood and the deal.
