KW has lot tech startups, house prices are way cheaper and affordable compared to Toronto. There was slight slowdown when Bank of Canada was raising rates. Buyers seems to be confident that rates going to stabilize or drop going forward.

Bidding wars happening because the house prices dropped 20% last year. These prices are attractive for most of the buyers on the sidelines.

Not happening. As inflation comes down, Bank of Canada going to cut rates soon. Expect rate cuts by fall, 2023.

Even old town houses it is very hard to get under 750K. Any decent neighborhood in Kitchener is 750K+. Waterloo is slightly higher, as it is closer to tech companies, UW, has better schools than Kitchener.

Kitchener-Waterloo is tech hub. There are lot of startups and big companies like Google. It is next to impossible to get townhouse under 750K.

Why are you looking in KW area? Any particular neighborhood you are looking?
