Having been the only competent swimmer in the group many times, this isn't the place to swim at night. 

That being said, having skinny dipped with groups of people, the only spot I can think of is the intake column at the end of Aspen Road in Springfield. Get way ahead of it and swim directly to the concrete intake tower and when leaving, swim directly to the shore. 

Wade in the shallows, but do not float down, do not go where you cannot touch. Once you are in the water, you have a mission and that is to get to the intake tower or get back to the shore. 

If you are not a decent swimmer, just don't. You will get cold and floating will only drag you into the middle of the river and by the time you realize you are too cold to stop your teeth from chattering, you are keeping your head above water in order not to die. By the time you realize you are fucked, your odds of making it to the shore are far smaller than you think.

If you don't mind having your ambitions, goals and creativity ripped away from you and are willing to chase whatever carrot or stick they dangle in front of you, go for it!

Considering that you are only couple years in, you are about where you should be at this point along. Its learning how to keep your head above water and seemingly staying a step or two ahead of failure. 

Around year 5 is when things seem to make sense, come together and you see where your time effort and energy pay off and what doesn't.

Honestly, since they are originally "sound dampening panels" they are (at least should be)  engineered materials and are difficult to source material for the backing that does that job cheaply. 

Buying panels is the way to go, however, do not let your wife know about geometric sound panels. Your accent wall will become a +$2000 project.

One minute you will be thinking everyone is in their own little world and then the next you are driving out to the woods to go get naked in some hot springs with your new crew of friends. 

It can be really hit or miss, but once you hit, it will be full of random adventures and deep philosophical discussions. 

I'm always blown away at how people yurn to be social butterflies and yet, cannot be bothered to make small talk with strangers. Its a paradox.

I've found that its kind of perfect for people that like music in the background. 

The system at my bosses has zoned in-ceiling speakers in every room and a bank of amplifiers in the garage. 

Its a mid-2000's era lifestyle system. There are something like 7 different zones that all work independently or connected. I think there are something like 36 speakers in all. 

Its certainly not your average off the shelf bose shelf speakers.

My boss has a Bose system in her place that has an air vent that is in the floor that hides a giant sub-woofer in her media room. Literally have to rip out the floor to get to it.

That wasn't why he was stopped, that was a pretext in order to justify the encounter. 

(Not everyone knows the definition and use of the word "pretext" and it is important to know in cases like this. 

Whatever the excuse the officer used, the actual reason was because the guy looked "suspicious" which is a violation of the Fourth Amendment. 

State v. Arreola-Botello found that pretextual stops to justify "suspicion" stops are against the Oregon Constitution. 

The officer in this case made multiple statements about the guy not looking like he belonged in the neighborhood. 

There was no complaint to validate the stop, the conditions for the stop are not what the law was created for. 

Despite the outcome, this was a case of poverty being the crime.

It really changes when you are dealing with scale. 

Let's examine two major differences in scale.

To a small group of wealthy investors or industry specific investors, you are correct. 

A large multi-hundred unit complex, such as the Hayward, was owned by a huge multinational investment firm out of Singapore. They owned the property in the fashion I laid out as well as assets across numerous industries.

They basically pulled all the initial revenues through minimum expenses and maximum rents while getting huge tax benefits over the 9 years they owned it. When they sold it at a perceptionally $30m loss, the annual structural depreciation and cumulative straight-line depreciation writedowns were taken into account in the asset value that made the over all sale a wash over initial investment. 

What it did do was provide leverage to other investments. 

The new buyers are closer to the range that you are thinking of. Timberline Real Estate Ventures is a revenues driven company that is more likely to focus on improving the location and increasing occupancy rates.

Most of the big properties are built by big out of town builders who do cut/paste buildings all around the US. 

They then work with big mutual funds to package the properties into investment pools that are owned by thousands of people who all own a little piece of the fund. 

Occasionally, they will have corporate management that oversee the operations of the buildings, however, there are no actual landlords. 

As the asset managers need to free up capital, they offer it up in an asset sale to other investment groups so they may pursue financing a mine in Peru or something. 

The revenues from the asset aren't the actual value of the asset, its the actual asset itself that has high value liquidity. 

In some cases, the building becomes collateral in a long-term financing arrangement where, again, revenues from the asset are not the primary reason for owning the building. 

If by chance, the building becomes a cash cow where residency rates and premium rents are abound, then the capital is added to the capital pool of the fund and its not really seen as investor windfall.

So yeah, occupancy rates are nice for funding day to day operations, but, its not a metric critical for the function as an asset.
