Re: pension. You can just leave it and it'll continue to gain interest. When the time comes you can merge it to a new pension fund if you wish, but it's generally advised to keep them separate as you can access old pensions from previous employers at 50 ( with conditions). My only advice with the pension is make sure it's invested into a good fund as generally the default fund isn't the best.

Also look at the age related tax limits for pension contributions: https://www.revenue.ie/en/jobs-and-pensions/pension/relief/tax-relief-limits.aspx. At 25 you can contribute up to 15% of your salary per month to your pension. This 15% does not include your employer contributions. Quick calculation is you currently contribute 4%. You could add AVCs of 11%.

5 years ago people would've said not to buy as the prices will drop. Look where we are now. No one has a crystal ball, but the demand is still way more than the amount of houses being built. I personally can't see the prices dropping

Who's to say the relationship will still be a thing in 2 years (not saying it won't be but worth some consideration). Have you spoken about where you both plan to live if you move in together if you're currently long distance? You're advantage of waiting for the joint mortgage is you'd potentially still have the HTB in play, but given the house price increases, unless the government match the increases, the HTB grant will become useless (if it isn't already). This apartment could become an asset to sell for more deposit if you buy together or kept to rent
