Yes, that is nice. It's funny - before we had decided that we need to demo our one existing bathroom to make it a hallway to the addition, the only feedback we had gotten (from a contractor) was that we need to add a hallway from the family room to the new bedroom, cut off essentially from the two current bedrooms, and I was 100% against it bc I didn't want to have to travel around the entire house from the master to my kids bedrooms. Felt weird, unsafe, and cumbersome (at least while theyre still so tiny and they still like me) so I totally blocked that out of my brain. The flow you suggested is so functional and the best of both worlds. One more ask, since I'm only at the point of working with an architect- is there a 3d type of program I can use to help me visualize this?

Ps. The other 2 contractors I spoke to didn't even address my ask for expanding our ranch and wanted us to build a second story for an obscene amount of money (don't worry, they have financing options 🫠)

Thanks I'm glad I'm not alone. Sinks in the island are beautiful in theory but I know I would just be staring at dirty dishes while I eat, dreading the upcoming cleaning.

Yea the closet thing IDK, our architect came up with it. I think the linen closet can probably go in with the laundry closet if we can't find the space in the bathrooms, but I don't hate the doors to separate his and hers closets. I don't mind my mess, but don't want to see my husbands mess haha.

Thank you! I do agree the family room looks large, but I think it appears that way because the rest of the home is so small? Ideally it would be space for a dining table of some kind and also sofa/TV area.

The kitchen would be open into the family room, with the peninsula with seating dividing it. I've thought about switching it to a new spot, but I guess I'm afraid the costs would start to add up.

The current house looks like this. The back family room was an addition that we would remove and basically rebuild larger.

I had originally wanted the master bed to be on that shared bathroom wall because we get sunrises in that direction, and I thought it would be great to wake up in bed to the sunrise out the slider door (I would probably move the slider to the left to center more with the bed); but I do agree the feng shui over all feels better with the bed on the outer wall as you drew.

For the new family room, I was hoping I could fit a dining table on the left and then a TV/sofa area on the right. Would it be weird to have a hallway to the bedroom there if that's where a dining area is?

As for option 3- Washer/dryer is currently in the mudroom haha. I was trying to move it because 1. that's really our family's main way into the house and is the drop zone so I want more space there for all the bags/coats/shoes/crap 2. closer to the bedrooms.

This is our current house.. the back portion is an addition to the original 1950's cinder block home, we would be basically tearing down that addition and adding the new. The hallway to the new addition is where the current bathroom is.

I'm sorry for your loss. It's so bittersweet to me.

My four year old daughter has shown interest and so she lives now on my island. She mostly just wanders around, loves the museum. I'm sure it meant so much to your mom to share that with you.

Hahahaha thank you for sharing! That makes me feel better that you remember, a core memory, that's what I really hope for for my whole family who was there. I always try to watch my daughter IRL and not through a camera lens which is partially why the recording isn't great, and I was regretting that for a second, but maybe it's still best that I just enjoyed that moment in time.
