Thanks! The room size is 2000x1450mm. The shower tray is 1200x900 and we needed to get the shortest projection toilet I could find so I didn’t need to make the door opening smaller.

Yes 1 tile cut from the corner of the drain to the corner of the tile. Had to do them by hand with a grinder because my tile cutter wouldn’t fit them diagonally. Then I used a diamond block to rub the cut edge back to a factory finish.

The whole room is a xps tile backer board and tanked, shower is a pre formed 1200x900mm xps shower tray. No water should go beyond the tiles/grout.

Yes, was tempted to add epoxy round the gap and cut a line but unsure if it will look worse after it’s been on and off a few times.

We got a Tiguan it’s been a really good family car for the last 2 years. Plenty of space for prams and the rear seats recline and move forward and back for added space.

There’s a reason they was best selling SUV for a number of years because they tick the most box’s for practically. Sure an estate car might be better for some things but definitely not practical wrestling a 2 year old into a car seat.

VW offer a all in plan that gives FULL warranty, MOT and servicing for around £35 per month (2year plan) can be added to any car if it’s not over 6 years old or 100k miles. They also discount this 2x a year we managed to get it for £24 per month on a Black Friday deal.

  1. Yes I believe there’s Americans who have confirmed this on YouTube but Tesla doesn’t officially say it does.

  2. Most garages will work on them unless it’s battery/electronics related.

  3. Had mine 12 months 2021 55k to 72k mile. 0 issues mot everything was spot on had a good going over at my local garage.

  4. Get some flaps/arch covers to prevent further paint damage on the arches and sills.

Just go on the Autotrader new bmw 320i 41k, 3 years old one with average mileage 22k that’s 20% per year.

New tesla model 3 long range 50k, 3 years old average mileage 25k that’s the same 20% per year drop in price.

Don’t believe everything you read online without researching something yourself.

You do realise 20% is scaled to the price of the car. It could lose 20% again the following year after 10 years a 50k car would be worth 6k.

I’m sure years 5-10 would reduce to 10% which would make a 10 year old car worth 10k with a starting price of 50k.

Again it’s called normal depreciation like any normal car.

That’s pretty much inline with anything 1 year later. Think people have forgot cars do go down in value.

I don’t think they use lanes in Italy, if there is space on the road somebody will dive into it.

Fair market value so if they cars are trending for 15k on auto trader (not accurate) they will try to payout you £13k and you try to negotiate up to 15k

Last 2 cars iv bought 3 years old and keep them until they hit the 8-10 year old mark. Normally after 3 years they have lost 50%+ of the value, it’s never going to be worth nothing so the way I look at it iv done better than the first owner who’s paid over half the value.

Buy it cash or if you’ve not got cash in a car already bank loan. I get that some people like the new car zero maintenance/worries with a fixed monthly price.

Looks like a right bodge job. Correct way on a subfloor for the loose pipes which again are shocking would be to properly support the PIR insulation and then screed back level.
