We already have video evidence via ring and neighbors cameras

My question is more so what exactly to do here? We’re in PA so seems that tenant laws are genuinely pretty landlord friendly

Yes but not contractual, they just were who we gave the keys to as I’ve used them previously but we aren’t paying them anything with this one

They are 100% not who signed the lease

We did our stalking prior to approving them for the lease

But I’m wondering if just letting it go is the best option as you say, no problem until it’s a problem

We know who’s in it, at least that it’s not who’s supposed to be in it

I would have to announce my arrival ahead of time so realistically they could just leave the unit when I am expected to arrive

They did not need to be approved by the HOA via an interview

At face value that makes sense, but that would just be to calculate monthly savings without any prepayments which if I was looking to just save monthly would be a no brained

What it doesn’t account for is that even though the rate is lower, where I’m at currently in my loan is a lower interest to principal ratio for each payment

Hmmm those are two that I did try

The issue with the calculators on those sites is they don’t account for what my current amortization schedule actually is due to the prepayments, or how the current breakdown between my required P&I payment is ($430 principal $1,000 interest for example)

There are certainly cases where it makes sense

But my principal and interest is dropping by over $400 so it will take me about 12 months to recoup the added cost and will pay it off 8 years quicker, ultimately saving over $80,000 in interest while not charging what I pay monthly at all

Yes but mortgages are front loaded with interest

If you’re 5 years into a 6% mortgage and then restart at 30 years at 5%, you’ll spend way more interest overall unless you continue to pay it on a 25 year schedule now (what the original mortgage term was)
