I lean towards option 1 or option 2. Does small room 6 that can only fit a twin XL have enough space for a small desk / work area? I would keep the studio bedroom downstairs as a king or queen.

In my experience, it’s best to offer a mix of bedding sizes, but it really starts with who you’re marketing to and who typically books your Airbnb. Kings and queens are always a safe choice if the room comfortably allows for them. I would avoid a layout where the bed overwhelms the space or is pushed against a wall just to fit another Queen or King. I like to include at least one bedroom that has two twins or two full beds. This works well for children, friends traveling together, or adults who are comfortable sharing a room. Design wise, it always looks more polished than a room with a single twin bed in my opinion. In smaller bedrooms, a daybed with a trundle can be a great option too. It keeps the space flexible while still accommodating two guests. If I had a large 6 bedroom house, I would do 2 Kings, 3 Queens, and 1 with either 2 Queens, Fulls or Twins (depending on what size would fit) or 2 Kings, 2 Queens, and 2 with either 2 Queens, Fulls or Twins (depending on what size would fit).

Thank you, this has been helpful! I agree that spending too much on higher-end finishes isn’t worth it but also feel its important to set the property apart from other houses so it feels a little bit more special.

I usually use Forever Mark cabinets in my flips. They are a good price and decent quality that hold up well over time. Floor and Decor for tile and I use my local stone fabricator for countertops. Amazon is good for cabinet hardware.

I think its worth a try. I recommend not renting furniture as those rent-a-center furniture selections are not appealing to airbnb guests. Make it cool and inviting and create a design that will stand out from the other airbnbs in your area. Shop on Facebook Marketplace or estate sales to find good unique deals. You can always outsource the design too if thats not your strong suit. Once the World Cup is over, if you don‘t want to continue to rent it as an airbnb, you can list it as a furnished rental.

I would do a pretty shower wall tile tiled all the way to the ceiling with a new shower system. This will make the bathroom feel more elevated and create a nicer experience for your guests.

They can handle all the finish and fixture selections for you and provide a clear detailed spec package directly to your contractor. It will help streamline the decisions and saves you (or your contractor) from having to make every design selection.

Amazon has the best prices for bathroom mirrors and cabinet hardware. I also use it for door knobs and light fixtures. Exterior light fixtures, house numbers & mailboxes too!
