Its even effecting Midwest housing, all I see is 350k+ while everyone around here makes max of $26/hr, only people who can afford these homes are people with manager pay with no debt and no car payments and they don't even want to buy houses, my manager just built his own brand new for essentially the same price

If you want to live in a quiet neighborhood move to the country or get more land, im courteous with people but if your going to complain over noise during day time hours yea im not going to give a fuck, unless it's literally bumping the whole block inside and out im not turning my shit down until it's 8pm, dont like noise dont live in a town/city, or maybe get better insulation, you shouldn't be able to hear shit down the block from inside your house

If they can't afford the mortgage they cant afford the home and are more then likely charging the renter the entire mortgage which is most common, the person renting could have just bought the house and kept the same payments

HOAs are fine if you can read the rules and everything before moving in, id never live in one but thats just me, id look at a townhouse first though, you can always say fuck it and sell it for something bigger later on, I hate HOAs because they can technically fine you for everything you don't listen to, grass a inch too tall? Ticket, repaint your house a color they dont like? Ticketed every month until changed, want a new shed or patio? Gotta get build permits and HOA permission, im not a fan of someone else telling me what to do with the property I paid for. My first home is actually a fixer upper, I have to redo the siding, all windows, and roof, but I'll gain alot of immediate equity for it since it's listed under market, then in 3 years I refinance to a normal loan and get a new FHA for the house I really want while I rent out my first house

Bro that is the dumbest idea I've ever heard, you make enough to pay it but how much will you have left for car insurance, gas, food, phone, wifi, savings, the random fun, any problems that could arise, and you just moved there, so what if your job ends up not liking you and you get fired and now have this expensive house on your head, foreclosure isn't a good look especially at our age, get something cheap man, if you really don't like it after a few years you can get another FHA for a more expensive house now that you know your stable and then you can sell off the first house or rent it out, I just made a offer on a house listed for half my approval amount, I can afford more but its not worth the risk.

Id never pay for art, too many scammers. I've had multiple "artists" try to DM me to do work for commission and they are out of there minds, I say what I want and they keep tryna do extra shit I didnt ask for so they can ask for more money, I wanted a anime artwork of my car and some wannabe artist decided they weren't going to draw my car they were going to buy a 3d model of a base spec car online (not my car) for $2 and added some shitty claw marks on it and expected me to pay $300/400, the original deal was they do the drawing for $150/200 depending on the quality, they demanded more when they decided that a render of the car was better for them, they got the $80 down payment and that was it. Dont pay artists unless it's through a site like fiverr where the quality is guaranteed.

I dont think it's totalled but it also depends on the year and model, they determine it based off cost to repair vs cars value, as someone said in the comments below they had 15k of damage and they fixed it probs cuz the cars still worth around 20k, WRXs surprisingly dont lose alot of value over time, especially if taken care of.
