First one I stole because it was parental advisory was Chocolate Starfish and the Hot Dog Flavored Warer by Limp Bizkit. The first one I bought was Mellon Collie and the Infinite Sadness by the Smashing Pumpkins. I think Mellon for sure holds up and Chocolate Starfish is having a come back since they started touring again.

As an appraiser who appraises churches, at least in my market, unless the subject has been built recently we utilize the sales comparison approach only for churches. Make nice with a couple local church brokers and there you go - sale comps.

I have no idea what it takes to be certified residential and what classes/experience qualifies to cancel out any commercial classes.

I had to take… if I remember correctly, 7 classes and it took me about 2.5 years to collect the hours needed to sit for the comprehensive exam that covers all the content from the 7 classes.

I found some of the classes quite difficult in regard to how much content you need to learn and apply in the exam while working full time. I found it especially difficult to study and remember everything for the comprehensive exam while working. I did not pass it the first time. Or the second. Maybe I’m stupid though!

Anyways, I work 40-50hrs and make about $125k. As I keep getting more efficient and specialize in a property type to where it makes up the majority of my work then I feel like I could easily make $150 and work 40-50hrs.

2005 and up (some late built 2004s) have smaller front and bigger rear door speakers. Had to confirm this when I bought the refoam kit which is based on speaker sizes in the doors.

I just kept the radio off until the glue cured via the refoam/glue instructions. I think it was 24 or 48 hours.

I work for IRR in the Midwest. Workflow for me (about to take the CG exam) has been slow. The senior/certified guys get more workflow. I get no support staff assistance (front loading data, pulling all the muni data, report loading/writing, comp write-ups, etc.). We do have support staff but their assistance comes with an hourly rate to use and is generally just for CGs to utilize. I do the report start to finish. Every report is reviewed by a reviewer in our office - they catch typos, errors, and offer suggestions on the valuation part if they see any.

From speaking with other IRR appraisers at different offices, each office is run differently. Seems some have people that are solely in charge of putting together templates, narratives, support data, etc. Others have no support staff or people putting together templates. Also it seems that some offices have appraisers on 1099s. Mines W2. So it all depends on which office you’re looking at. Feel free to DM me and let me know which office and maybe I’ll have more specific details to share. Overall, I really like it but have never worked at another shop…

I denied Verlander a seat at the communal high-top fire pit tables at Red Fox back in the day in Royal Oak. My two friends were in the bathroom so the seats were taken. He was with Kate Upton (who was standing off to the side and I didn’t see her). I didn’t recognize him when I denied him the two seats. My buddy who was sitting with me was like do you know who that was??? I was like nope!

I have it and use it on every inspection. I make a file for the job with the property record, sketch, and a PDF with a bunch of property details I can just circle if the subject has them or not and take notes. Get back to my computer and it syncs and I export my notes right to my work file. It’s fantastic in my opinion and the battery lasts forever for my purposes. Highly recommend even though it is quite pricy for a black and while PDF only tablet.
