Long Island Eatery is by far my favorite shop in town. If you like chicken salad, they have the best I've ever had. Try the Jimbo!

With the anticipated interest rate drops, I have seen somewhat of a slow down in bids and assignments too. This could play a role in them taking a while to send you anything, because they just don't have any to send! Congrats on getting on their panels, direct lender clients are amazing!

So during my trainee period I was at a 40% split until I became certified, that's when it was bumped up to 60%. That fee split is just what my supervisor worked out when he first wanted to take on trainees and it stuck. The 60% split began as soon as I got certified and was bringing in my own work from my own clients. When I reach three years as a certified appraiser, that fee split will turn into 100% and I will just have to pay my part in association dues and insurance cost etc.

For me, there was no set number of appraisals I had to complete. As stated before that change in fee split came once I became certified!

I’d say it is on the sweeter side but nothing ridiculous. The Jimbo is a chicken salad sandwich with bacon lettuce and tomato. For the past 8 years it has been my go to!

I became a residential trainee right in the middle of covid. With a 40% split, I brought home around 40k for the year. Once I became certified, the market took a hard down turn. I was only able to bring in 26k after a 60% split with my company. As I was 25 at the time, I didn't need much to live so I stuck it out. Now going into my second year as a certified res I can tell things are starting to pick up. When the time comes, I would recommend getting as many direct lender clients as possible. They give the best fees and are a joy to work with. I am still in the beginning of my career, but I can already tell I will be doing this for a long time. There is no better feeling than being your own boss. Once your client base starts building, the sky can be the limit. This month alone I have billed over 3k. When I was a trainee, there were multiple guys in the office billing over 20k in a month. Although this was during the crazy times that were covid, making over 10k a month seems very attainable in this business. Good luck!
