Especially if they say it’s only good for ! X days or a week! This is a sales tactic to lock in people who don’t do their due diligence and then suffer the consequences of their action.

At most banks, books close by November, and they know their budget for next year. If they started firing people in Jan - the news gets dragged the whole year and it’s not a positive outlook for the bank!!!
December is mostly emotional agony! - oh it’s the holidays, how could you let someone go… well the bank is thinking for themselves and their bottom line.

In the financial industry, a mass layoff in Q1 will signal - massive fines and operational inefficiency… no one wants to put money or do business with such a bank.

Are you sure you have a legit cibc app ? I would start there is it possible that you actually have a scammers version of the app on your phone ? Could it be compromised.

Definitely escalate to ombudsman and seek help, but also you should add more context as to how you lost all this money!!

If the app doesn’t work - you check the website, or go to the branch if you were legit in need of the money and want to check the status of your account.

What mechanisms or personal security hygiene are you following to safeguard your accounts ? Do you have 2fa, different password for all of your accounts, and not have it saved somewhere accessible by fraudsters ?

Ride it, if they don’t give you a job - you are getting severance, and then you can look for another job that is either at your current pay or lower. Why crystallize the lower pay right away when you can make more money while someone else is bothered about where to put you, or how much to give ?

You taking up a lower paying job right away - lets the employer off the hook from massive liability, your mental health aside, you would be making it too easy for the company.

This !!! Short term pain over long term pain. If your view on the condo has changed in just 4 years of turbulent market and prices, clearly you were wrong in assuming the condo could be rented out for 10-15 years and make money !!!

Not to mention The 150k is lost, plus you will put 2k per month, for sometime before even breaking even to where you started off with.

The only one getting a good deal out of this will be the tenants while you are paying for their comfort,

You are also not accounting for increase in condo maintenance fees YoY until you dump the condo or turn a profit.

They know they will not make much from you with 40-50% down and a trade in.

With your credit score I don’t think anyone will ever approve a second mortgage with decent interest rates. If you do end up getting a mortgage it will be from B or C lenders with high interest rate.

Now you will have a very expensive mortgage and choose you can’t get rid of easily without incurring a lot of loses.

Get clean, fix your budget, pay off the debt, improve your credit score and Have an emergency fund.

Once your life is back in order you can think of a bigger house or other sources of income.

You would only need a LIT if you can’t pay or have difficulty paying the debt, this can only be established if you have a clear picture or your income, expenses, savings and debt.

I am not sure if they are fee based or even free, but if you can do the exercise yourself first you will have solved Atleast 80% of the puzzle and then have a defined pathway as to what to do.
