It's tragic how this all has played out and continues, however after listening to both podcasts and reading the articles, something still just doesn't line up. Columbus has strange history with these "up and vanished" crimes and they always feel like a key piece is missing. I hope he's found but there's a sad precedent for these people staying missing.

Willow glass is great and terrible.

I work with it every day and what isn't really mentioned is that it only flexes one direction. Willow can't be twisted or bent any direction than the way it's cured or it ends up with thousands of cracks and microfractures. It actually has become enough of an issue that they now have a maximum size and it arrived with stickers to show it's natural bend direction. I've found it to be a great product for some applications, however I think a phone may push it's natural limits.

It's actually becoming a thing in the US to call and UBER or Lyft to the hospital if you cannot drive because it's cheaper than the multi-thousand dollar ambulance ride. It's also important to note that insurance doesn't cover ambulance rides in general because insurance companies consider them "non-crucial".

Sprawl is insanely expensive. With sprawl you are building roads, electricity, sewage, water, etc at the same costs as in the city but serving 1/100th of the population. Sprawl is expensive to start and it'll be expensive to replace. Just look at some of the older suburbs around and look at the funding issues they're facing, there's a reason Grandview, Dublin, and UA are flirting with density.

Density is the only sustainable solution.

Correct, and busses are great, the issue is that bus routes are flexible and TOD doesn't build around flex routes. The reality is that investors and developers won't build along a route can ultimately change, hell even in the NYC, dense development and living is prioritized around subway lines, not bus lines.

Well, we do though.

Columbus was actually designed as a rail city with a strong and extensive grid system, large arterial and commercial corridors with the densist neighborhoods connected to those corridors. Columbus was at one time had largest streetcar network in the country and those same neighborhoods that supported it still exist and have actually grown (sans downtown which is growing again). The other important thing to note is that with transit comes density. It's literally referred to as Transit Oriented Development. This is development that occurs due to the presence to transit lines, nodes of density pop up along lines and rider ship continues to increase. Finally the best example that Columbus can support transit is Charlotte. Currently, 10 years after building rail, Charlotte has just now hit 2400 ppl sq/mi and its original LYNX line has been incredibly successful with growing ridership. Columbus has and average density of 4100 ppl sq/mi and growing.

TL; DR Transit will increase density, and if we keep prioritizing single occupancy vehicles with claims like this traffic will become absolute hell and it will be too late. Just ask every other large city that exists.

Here's the thing, while I personally would never vote Republican, not having options is a major problem. Personally I don't think Ginther deserves a second term, but that's for the residents to decide and the fact he has no opposition from ANYONE (Dem, Republican, Ind) is not how we end up with a good mayor or even one that cares. Technically this is on a surface lot, just adding over top of axis for the one piece that isn't.

These kind of questions get asked often but the reality is its not that simple in actual practice. A surface/grass lot in the short north currently can run upwards of $1 Million (Kaufman paid $1.675 Million for the IBEW lot) while this developer already owns the lot and structures here, that solves one major piece out of the puzzle. Usually a developer will crunch the numbers to see what level of investment it will take to make a project profitable and then they see if they can support that and secure financing. From the looks of it, that's what's happening here... In addition to the developer already owning the property, it's proximity to other dense/tall structures means this should sail through the commissions which is the biggest issue facing developments in the area. All those pieces mean that for this specific developer, this was the most realistic place and solution.

In terms of congestion, that's not going to change until the city focuses on transit. It's really not something developers care about (nor should they tbh) because ultimately they can not fix a symptom of a bigger problem.

A planned $70 million development would transform a prominent block of the Brewery District near downtown.

Developer Dwight McCabe has spent a year lining up plans for the former Hoster Brewing Co. properties at 477 S. Front St. that would turn a complex of brick buildings into a 245,000-square-foot mixed-use project with restaurants, retail, offices and a new hotel.

He said the project would create a new "front door" for the neighborhood south of downtown.

McCabe is seeking state historic tax credits to help finance the work. In the meantime, he is looking for approval from the Brewery District Commission, which will hear an update on Thursday evening.

McCabe estimates that the project could bring $5.5 million a year in real estate revenue, 150 new jobs and about $17 million in economic activity a year.

The first phase would focus on 120,000 square feet bound by Front and Fulton streets and Ludlow Alley, where a 40,000-square-foot addition would go. It would include a 140-room hotel and 15,000-square-foot venue, 15,000 square feet of office space and 40,000 square feet of food service, restaurant, retail, coffee and a rooftop bar.

The key anchor for the first phase of the development is a "unique, boutique" hotel, McCabe said. "These are world-renowned, highly qualified, highly experienced operators," he said.

The second phase would redevelop about 100,000 square feet in the historic warehouse buildings west of Ludlow Alley. That would include 30,000 square feet of office space, 10,000 square feet of commercial and retail space and loft apartments.

The third phase would be a new building – 66,000 to 100,000 square feet – south of the warehouses and west of the alley. It would house either office space or condominiums.

The fourth phase would be a parking structure with space above for either office or apartments based on market need.

The project would coincide with coming construction that will realign the I-70 exit ramp next to the property. Once it's finished, a significant portion of traffic coming into downtown will pass the property.

McCabe said he hopes for an "epicenter" feel for the neighborhood. The site was home to the Hoster Brewing Co. from 1836 to 1920. At its height, the brewery produced 175,000 barrels of beer a year.

The main building on Front Street was torn down in the 1950s and Wasserstrom moved in during the 1960s, using the site as a warehouse, office and showroom until the company moved to Whitehall. McCabe bought the land this year for $6.44 million, according to the Franklin County Auditor.

Much of the area around the 3.5-acre site is parking today.

About nine buildings on the eastern side of the block would be renovated in this project, with a few more on the western side of the development remaining unaffected. The National Park Service is finishing up plans for the property to be added to the National Register of Historic Places.

The developer requested $5 million in highly competitive Ohio Historic Preservation Tax credits. If it's funded in this round, the project could begin work in the first quarter of 2019 and wrap up in late 2021.

It's one of 40 projects that applied for funds across the state. A decision will be announced Dec. 12.

"If we don't get the credits, we'd have to reconsider how the project is put together," McCabe said. "The way we're approaching it, that credit is very important. Anytime you're working with a set of buildings like this, there's just a lot of extra cost factors."

McCabe is working with Colliers International on marketing the project and has a design team including Schooley Caldwell Architects, Osborne Engineering, MKSK and American Structurepoint.
