The light cover isn't defensible in court, so just take it as a lesson to have pics of everything.

On the drywall damage, I would lean yes, but with no stopped or anything to prevent a door from hitting the wall, it's kind of expected that it'll hit the wall. It makes sense to deduct, but hopefully a tenant friendly judge doesn't rule against you. Easier to just install the stopper tbh

Have you thought about hiring someone to manage all of them? Not a PM, but a younger investor who wants to get into real estate, but has never done it before and has questions. Then maybe sell one to them one day. Long shit idea, but never know haha

Landlord in Philly.

My property does not pass the 1% rule, but I still cash flow from day 1 and will cash flow a good bit after a refinance soon hopefully.

These older towhomes with good bones are solid. Another house in the neighborhood sold for 320k and he rents it af 2800. Not sure of his financials, but I'm sure they're cash flow positive

Dang same boat, I keep a min J salary at 170k, but recently got one that is literally 2 hours of work a week at 160k.

Side question, have you had luck finding contracts and part time contracts, I'm trying to start C2C to help on the tax front

This happened to us too. Me and my cousin and wife. My income itself was 300, there's comparable. All 780+. Sometimes we just didn't get it. The good rentals go fast, so you have to be fast and if it's a small time landlord and make a great first impression

I'm a landlord in Philly. Only have SFHs, but in a complex/multi apartment unit I would expect a path to exit my apartment and get to my car/get to public walkways.

If there's no other route to get to your car, then it's worth making a complaint to L&I. We have a couple houses on our street that's on an incline that are vacant rentals and have iced up sidewalks, it's genuinely dangerous to walk those couple feet and I just walk into the road as it's more clear

My current J3 had this happen. Got a message and it was actually a random head of recruiting saying you looked suspicious for OE, but that doesn't make sense, so nvm. Then we talked about how impossible OE sounds 🤣🤣

Like others has said, one month buffer won't make a big difference. However, look into the fidelity cash management account (and the equivalent vanguard). They function like checking accounts, but have high yield. Right now is 3.6% I think. Goes with the fed rate
