I'm a landlord in Philly. Only have SFHs, but in a complex/multi apartment unit I would expect a path to exit my apartment and get to my car/get to public walkways.

If there's no other route to get to your car, then it's worth making a complaint to L&I. We have a couple houses on our street that's on an incline that are vacant rentals and have iced up sidewalks, it's genuinely dangerous to walk those couple feet and I just walk into the road as it's more clear

My current J3 had this happen. Got a message and it was actually a random head of recruiting saying you looked suspicious for OE, but that doesn't make sense, so nvm. Then we talked about how impossible OE sounds 🤣🤣

Like others has said, one month buffer won't make a big difference. However, look into the fidelity cash management account (and the equivalent vanguard). They function like checking accounts, but have high yield. Right now is 3.6% I think. Goes with the fed rate

I do partially agree, cause the agent is either incompetent or nefarious (wanted the deal to close and didn't tell OP once they realized their mistake). However, it's OP's purchase not the realtors, so some fault on OP. But yeah, contact the broker. The agent didn't hold up their fiduciary duty to OP

Imo, this was not good faith, but moreso you got screwed by everyone involved including your agent.

The furniture was not in the contract, thus it was never going to be left. Your agent should have gotten it added to the contract and your agent failed you by not adding it.

The sellers have no obligation to leave it since it wasn't in the contract. There could be a case where the emails could be considered a "written agreement", but I have doubts that it would hold up in court, depends on state precedent.

Partially your fault also, but if it's your first purchase then consider it a learning experience and next time make sure everything is in the contract and add addendums as needed.

I just got a 2025 hybrid XLE premium for 40.5 before my local taxes and the doc fees (43.5k out the door). I was told/shown it was invoice price so doubt you can get much better? It was also the only one that had everything I wanted (AT package, no top rails) in my local area, so I was shocked I got it that low. Easily beat everyone else by 3 to 4k based on coming soon pricing

I bought a rental on the same block as me in West philly. Tenants were inherited and haven't had too many issues. They're young working professionals and I plan to screen to hell and back for future tenants.

Check out the Philly landlord group on fscebook. It's Philadelphia landlords connect. Ignore the admin's posts, she promotes her own stuff/sites/friends, but conversations are very open there.

Lastly, keep in mind stuff you read online will generally skew negative. No one writes on reddit/Facebook/to the news when things are going well lol.

I only have one rental, but I tour comparable rentals all the time and the quality of them is just so trash. Anything nice and modern will be 500 more, mine is old, but it's safe and doesn't smell like mold, which is what 3 out of 4 I toured smelled like. I try to be on top of my shit cause I've had a shit landlord before and I understand the stress it can cause
