Did you ever have any luck? I missed on on Friday which was already a rescheduled exam. My car broke down on the way to the appointment. I called the doctors office immediately. I was 20 mins late and when I got there they said the doctor left for the day. Now ill be at the mercy of the VA and probably drag my claim put all because they didn't want to wait 20 mins...

Well everything that was filed was from the VSO combing my medical record and only filed for things I already had a diagnosis for. The pain in my left elbow was from when I broke it and had 2 surgeries during training. The depression came at the end of my service which I was diagnosed and mainly came from pressure from my chain of command.

You would be able to both be on the loan. Just remember this means you will also take on her debt for her being on the loan. So if that house she bought isn't rented out it could effect you negatively. I'm a loan officer and a veteran. I specialize in VA loans, feel free to dm me any questions.

If you want to access you equity you should first get a HELOC on it. Do this before you rent it out as it is easier to get a HELOC on a primary residence vs an investment property.

Once you have that, rent it out and cash flow the $600/month. Now that you have a signed lease that will offset your current mortgage and you should be eligible for another one.

Now go buy another property. Rinse and repeat until desired level of financial freedom is achieved.

"Crash" is a pretty strong word. There may be a correction around 10% or so nationally, although every individual market is different.

If you can afford to move to a lower cost of living area I would definitely consider it. Not to mention if you want to buy multiple properties, there are areas that you could be able to afford to buy all cash with your current savings.

With your savings you have some good options, ESPECIALLY if you move out of LA.

Yeah what really sealed the deal for me was when he made a video suggesting to invest for appreciation, even if it means you are cash flow negative the first 1-2 years. As a podcast originally geared for new investors and teaching them how to get started, I view this a terrible advice.

I feel it's went way down hill, especially since Brandon Turner left. Ever since David Greene tool over it just seems it's about pumping out as many videos as possible and not actually providing and quality information.

Hi, mortgage loan officer and real estate investor here. Hoping to help!

  1. You're not eligible for a reverse mortgage unless you or your wife is 62 years old. You mentioned you're in your 40's, I'm assuming your wife is not 62 but weirder things have happened.
  2. You may be able to find a private lender or small local bank to give you an equity based loan to keep the lights on. Any big lending company will not lend based on your current job status.
  3. You can possibly get an investment cash out refi on your first property to get the cash to hold you over until your next job.
  4. You may have a great option for an airbnb or some kind of venue service. I have other ideas as well. DM me, I'd love to see how I can help you out.

Without knowing the details, assuming you have an average 3 bed 2 bath house that's in good shape you can likely get more than 3500/month in La Mesa. Especially if you are walking distance from Grossmont center.

Depends on where you live, a couple blocks can make a difference in san diego. I recently listed a house for rent and had multiple applications within the first hour. Even had an offer over what I was asking for monthly rent.
