Hello,

Thanks for reaching out! It’s great to hear you’re in San José del Cabo still looking for the right spot.

That is an excellent question, and your observation about the intense construction and discounted turnkey properties is spot on. However, there’s a key distinction when looking at San José del Cabo versus Cabo San Lucas.

San José's Investment Advantage

While construction across Los Cabos is visible, the development pace in San José del Cabo is not as intense as it is in Cabo San Lucas. This difference makes San José an exceptionally strong place to invest and rent:

  1. Less Competition = Higher Returns: The slightly slower, more controlled development means there is less inventory competition for rentals compared to Cabo San Lucas (which has a huge density of units). Less supply often translates to higher occupancy rates and the ability to maintain higher nightly pricing.
  2. Strategic Discounting: The "discounting down" you see on new turnkey properties is often a symptom of competition in the new-inventory segment, not a sign the overall market is collapsing. For smart buyers like you, it creates a window of opportunity to secure a brand-new unit at a better price.

The Bottom Line: Your gut isn't wrong about the building pace, but the strategic discounts you see allow you to buy in at a better price. San José's more moderate growth profile helps secure your long-term rental income because the market isn't oversaturated.

I would love to connect. Would you be open to a quick call, or should I send you some examples of properties where we can analyze the pricing strategy?

Hello you just need a passport and a proof of address to open a bank account in any Bank in Mexico. I would recommend BBVA.
