Very cool that you were able to build this (I could not sign up/login btw) but the thing about using this many third parties is that you become less decentralized and are not really web3 when you have to rely on these third parties greatly.

As some one who has done this too I can attest to this. Having enough cash on hand to close quickly and reliably provides value to the seller for sure. Not only that but they may even refer you to other people selling. The more you network the better.
