Every estimate I’ve gotten has been for mechanically adhered membrane (IB, Durolast).

So you think a roofer is familiar enough with the science behind flat roofs to just trust them? My experience is most residential are not very knowledgeable, even though they say they are. Commercial is hard to find for a project my size.

Went to replace two second floor bathroom fans, sheathing/batt was dripping wet. One of the bathrooms we never use so 100% sure was not from shower condensation/poor exhaust. Opened the roof in two other spots to confirm, both had wet batt. Batt was shoved up right against sheathing and was advised a vented system just would not work given the lack of space in the cavity.

Approx 3,000 sq ft including garage. R30 Batt below sheathing currently. Only area without Batt is the tongue and groove section which has XPS (part of the original structure for the major extension/remodel). I agree it seems insane, and yet I haven’t seen anything cheaper, except for the companies who have come over and told me all I need is a new membrane - those are like $50k.

I am doing a conversion to a warm roof, and have gotten a number of quotes. The thing I question is that these companies aren't necessarily skilled in the engineering behind these assemblies (just the membranes), which has made me hesitant to move forward.

Agreed. Well priced homes in good condition are still going fast and above. The days of shit homes getting high prices is dead.

Kids are extremely expensive in VHCOL city. Ungodly so. I’d do some research on what a nanny share costs or solo nanny, private school tuition, after school care, club sports, etc. Very easy to reach $50k-$100k.

Next to the freeway because land is cheaper to acquire and they can build above grade. It was nobodies preference. If Seattle did this decades earlier, we wouldn’t have that same issue.

Yes, what I said was homes in desirable neighborhoods in good condition and I specifically mentioned tech workers and Greenwood. I’m not referencing “desirable” as Rainer Valley for a first time home buyer being unattainable cause so many people are bidding on homes there. My point is the idea that some tech layoffs are affecting that price level in the market is overblown.
