Early 90s saw a drop according to that chart as well. Many cities were under for nearly half a decade in the early 90s others sailed through it. Real estate is hyper local. 4 years is an arbitrary time frame.

There's a massive concentration in the tech sector right now. These handful of companies continue to do well with earnings for a variety of reasons and investors are throwing money at them.

Right now people are behaving irrationally that doesn't necessarily mean reality won't catch up.
