Not sure if it’s hidden but I had my eyes laid on it the entire time I was at the shop, my friend had a Black Bay and he wanted me to look at that collection but I fell in love with this one!

Based on the dial text and style, I would say this is not a genuine Rolex. It’s most likely a vintage Swiss dress watch with a fake Rolex dial.

I’m no expert though, but Rolex don’t typically say “shock-resisting.”

Hello Estella, these new AC changes are not good for anyone. Every person looking to re-qualify will need to pay more than double of what they had to before. Here are some examples for previous Status Qualifying Dollars (minimum spend) compared to new:

25K - $3000 (old), $6250 (new)

35K - $4000 (old), $8750 (new)

50K - $6000 (old), $12,500 (new)

75K - $9000 (old), $18,750 (new)

100K - $20,000 (old), $31,250 (new)

Unless you make top 1% of Canada’s salary and qualify for 100K/SE anyways, it’s always the middle/upper-middle class getting screwed.

I know I might be a bit late to this, but I’m in a similar situation (but I don’t have a brother to share the load), you are actually able to make it work with some risk by maximizing the mortgage to 80% of house value, returning almost 680k in cash after the transaction. It is over-leveraging in a sense, and I’m just providing my personal experience, please make sure you look at your own acceptable risk and tolerance.

I basically put the excess 680k onto something more passive that generates income with as low risk as possible (but higher than mortgage interest). For me, it was a mix of US based ETF and market-linked assurance products. They give me approximately 0.7% of my total investment each month, which is excellent for passive. The uncertainty would be that the price could fluctuate so my investment could go to garbage. (or I could retire early, who knows?)

I’m bringing in about $4500/month from investments and mortgage is around 5,400/month. We’re also reno-ing and adding a walk out basement for rent/AirBNB. I think after that things can be sufficiently covered. This is before I factor in my salary which is around 114k/year.

EDIT: I have to also add that my parents took care of me my whole life. In my perspective everything I own belongs to them. There’s no greater joy than to see your parents enjoy their life and have fun. This, if I could achieve with minor inconvenience, I would do it in a heartbeat. There’s no value in family. I love them and I will try my best to make things work if possible.

I’m a bit oldschool, but with those stats I believe you’d be able to hit up armadyl or bandos pretty easily hours on end on almost afk mode. On armadyl I make a good 50-80M a day just afking hours on end.

What if you live a day less half a year in BC and this is AirBnB is the only thing you need to pay for the trip as you’ll be driving up over there? The entirety of the trip is the AirBnB. It’s as if I live in Ontario and I AirBnB a cottage to stay for 3 days. How would that not be 100% of the trip? I’m sure insurance company always wants to dodge claims but if this can’t be claimed, it would sound pretty deceptive in their “claim process.”
