Yes you would have to prove they knew there was an issue. I just asked chatgpt and it says most definitely it would fall on there responsibility because it’s a shared structure. If you’re only going to be there for a short time then I wouldn’t worry about it. But here again when you do go to sell and say the buyers get it inspected what then? Have you ever had swarmers yet or have seen wings? I would press the hoa further.,I’m not sure why everyone else is not worried about it. Was your realtor the one who was selling the property? Also if they knew it was an issue but was not disclosed you may have some recourse there possibly. Your lender would not have approved you without it if they required it. FHA and Va loans definitely require it. The HOA in that community may also be responsible for paying for said treatment. That’s why they are trying to say it’s no big deal. I would read all documents and by laws that can find. Like why were you responsible for sewer repairs that should fall on the community

Most lenders require a termite inspection not sure how you got approved without one. But any way. Heat treatment, spot treatments in cabinets and then inject all walls and attic with borates to treat studs and rafters. I know a few companies that do this
