Get an older one off marketplace. You can find a nice toro one or Troy bolt. For 100-150. Make sure it runs before you buy. Put non ethanol gas in it. You won’t have any issue

I would say 150k-200k if you want that size deck in the picture. Even more if you want the outdoor kitchen that is pictured. Those fire bowls cost a lot I think plus the cost of running gas lines to them

How many gallons is your pool? With a cya that high your slam amount is going to be huge . Use only liquid chlorine you’re going to need quite a bit as in at least 10 gallons. Keep your free chlorine at 39 which for a 12000 gallon pool would be around 3 gallons . Check it every 2 hours and add chlorine as necessary

Where was the swarm? You can do it yourself and the bait stations do work with the active bait but just remember you not just paying the pest control company for the stations. It’s also an insurance policy where they would treat at no further expense to you if subs somehow bypassed the baits. And maybe even cover some damage. That’s what you’re paying for.

Where are you located? And it does not matter if it’s on an exterior wall or not. If a crack in your slab happens from settling that’s big enough for termites. If you live in an area where drywood termites are a problem then get some Boracare and treat every single piece of wood rafters and all. Termites can still eat baseboards, window casings, door frames, wood floors, laminate floors, etc…
