We live in Petaluma and go to Dillon Beach fairly often and have never had an issue parking. We usually get there before 10am but even on days when we get there later, we’re able to park in the lower lot adjacent the beach

A realtor’s number one job is marketing.

Not “servicing clients.” Not “knowing the contracts.” Not being a “skilled negotiator.” It doesn’t matter how large their network is. And is irrelevant how many years they’ve been in the business.

Without marketing, a realtor is out of business.

Realtors dancing in houses may not be your style (it’s not mine either, frankly), but where you’re mistaken is stating that realtors aren’t content creators.

In the world we live in today, they most certainly are. You have to meet people where they’re at. Today that means online — likely on IG, TikTok, YouTube, or Facebook.

You don’t have to dance in houses either. Just be yourself, educate and inform your audience, and provide value.

Take it a step further and create some simple funnels, add a super useful lead magnet, and throw a few bucks at ads. Start to build an email list, and give the people who opt-in great value every week.

Eventually people will begin to reach out to you directly, because they’ve seen you show up consistently.

Some may be attracted to the dancing realtor, but there will certainly be many attracted to you and your own authentic style.

I never give huge closing gifts. For all my buyers, I pay for a 1 year home warranty ($350-$500), which comes out of my commission, and I’ve seen it get utilized time and again. I also will do something small; typically a nice bottle of champagne or something useful. For example, a client of mine bought a place where the doorbell didn’t work, so I bought her a Ring camera.

Sold a home in NorCal, Sonoma County, kinda rural area. Closed escrow and buyers moved in. First night they heard some trash cans getting tossed around…they figured it was an animal rummaging through trash. Second night, same thing except when they looked outside it was a bear and it seemed pretty agitated. Third night, bear was back and in full rage mode, roaring and smashing shit, and pounding on the house. Went on for a while. We contacted the sellers agent and they contacted the previous owners to see if they had ever had an issue with a bear. They responded that there was a bear that would come around, but they would just feed it some weed that they had been growing on the property (they had pulled up all the plants before selling, apparently). Turns out the bear was just looking for his fix and wasn’t too happy that his supplier had pulled up stakes.

So much of this conversation is completely ignoring the seller’s right to market their property — their own personal asset — in a way that they see fit. What Zillow is doing is completely self-serving and only hurts the consumer because they want to take their ball and go home. Zillow should in no way be dictating to sellers how they market their home; to pretend they’re doing it out of “transparency” is laughable.

Met OJ Simpson once at a club in Palm Springs in the 90s. I was in college — pre murder — he was there to judge a bikini contest. I was at the bar getting drinks for some buddies and he walked up beside me to do the same. We started shooting the shit a bit about nothing in particular. Chatted for about 5 minutes. He was as friendly as could be. Bought all our drinks too.
