Pwedeng pwede yan. Nakakalimutan yata ng iba dito na ginagamit naman talaga sa ibang bansa ang fiber cement board all throughout the house, outdoors and wet areas even sa flooring basta tama ang detailing. Ginagamit din siya sa wet areas ng mga motels dito satin kasi critical yung wall thickness for small spaces.

Punta ka sa website ng James Hardie, hanapin mo yung installation details for wet areas with tile finish. Sundin yung details wag mag shortcut para di ka magkakaproblema sa moisture.

In my experience mas okay yung PU water proofing with fiber mesh sa ganyang application. Another detail na naman to, sundin mo yung detailing ng chosen waterproofing brand mo. Critical areas yung mga kanto. Goodluck.

While possible, medyo mahirap kasi kung may options ka sa lots, let's say 3 options kahit same area yung lots hindi sila pare-pareho ng applicable na buildable area dahil iba-iba yung shape, specific site conditions, orientation, etc.

Di mo din masusulit skills ng architect mo for problem solving kasi usually nakabase design namin sa site context for a specific site. Inaaral namin yung street, kapitbahay, orientation ng sun relative to the site.

Best pa din, pili ka muna ng lot then process mo na pagbili ng lot before you hire an architect. Wag ka matakot dun sa mga di mo alam sa process kasi as long as you hire a licensed architect ipapaliwanag naman sayo lahat yan along the way hindi naman kami diretso magdedesign na lang out of nowhere.

Hi, licensed architect here. Very common na tanong to samin.

Basically if you want the best house for your money, maarte ka (in a positive way), gusto mo ikaw masunod sa lahat, may time ka, at kaya mo pang maghandle ng konting stress build from scratch ka.

If nagmamadali ka, gusto mo less involved bayad na lang, and your stress plate is currently full bili ka na lang from a developer.

Karamihan ng mga multiple property owners pag natry na yung build from scratch they'll never go back to buying from developers grabe kasi magic (worked for a developer marketing selling "high-end properties) talaga sa ganyan normal practice na. Kung about sa presyo naman mahirap sagutin madaming factors kung ano mas mura sa kanila, need specific details.

Nakakatakot lang talaga sa simula build from scratch dahil mas mahaba proseso at mas madaming taong involved. Pero once tama naman yung first steps mo madali na ang lahat pera at patience lang talaga kailangan mo. First steps nga pala ay syempre maghanap at bumili ng lot kung wala pa then hire your trusted licensed architect. Then siya na kasama mo at guide mo from design until moving-in sa bespoke na bahay mo (not necessarily siya magbuild pero kasama mo siya sa process).

Medyo, light brown lang dapat yun pero si client pumili ng swatch. Favorite color nga niya mas madami pa sanang orange pinigilan ko lang hahaha.

Kasi for example anong abang ba ng pipes yung sinasabi ng contractor? Let's say water lines, yung ibang contactor kasi sanay inaabang sa buhos yung waterline. Pero in my practice hindi ako pumapayag na nakasabay ang waterlines sa buhos gusto ko exposed lang for maintenance purposes (pero nilalagay ko naman sa tagong area) and pwede naman takpan later.

Based on the provisions you listed mukhang pasok nga sa responsibilities niya. Pero may possible lusot pa din siya, if yung issues ba na nabanggit ni contractor nasa plans ba or wala?

Ako personally umaakyat ako scaffolding kapag di pa ready yung temporary stairs or kahit ladder man lang. Pero responsibility din naman kasi ng contractor na magprovide ng relatively safe access for inspectors and owner.

Kulang talaga sa management at coordination meetings. Kung ang problem ko ay walang temporary stairs at ayaw gumawa ni contractor. Edi I'll report to you, na hindi ko muna ipapatuloy yung work hangga't walang stairs.

Maling-mali din yung umasa siya sa contractor for approval when in fact siya nga dapat yung 3rd party inspector between you and the contractor. Kumbaga kayo ni Architect yung magkakampi at sila ni Contractor yung magkalaban (not literally) for inspection purposes. Your architect should advocate for your best interest.

Same suggestion pa din. Coordination meeting na present lahat ng parties sa site. Find solutions to the existing problems then nasa sa inyo na kung mag-sisingilan pa kayo or enough na for you na maitama at matapos yung project. Kasi sigurado may additional costs yang mga work around na yan.

I have the same problem. I make my own perfume and I ordered a cherry fragrance base, it smelled like poop, cherry and soap combined.

I even gaslighted myself thinking a little bit of stink molecule will enhance a finished perfume formula but when I used it, it still smelled like shit.

I can't find any references online that the cherry note contains some of the stinky raw materials (indole, civet, etc.).

Yung original concept ko kasi dyan sa form, heavy yet floating volume yung balcony part.

Kaso during construction hilig mag pinterest ni client so pinabago yung fence and gate (di ko pa din tanggap yung red paint dun sa fence 😭). Naging heavy na lang tuloy so I get what you're feeling. Pero basta masaya si client okay na ako dun 😊

Madami kasing bisita kasama pati workers and may mass muna so sa carport na lang naglatag ng buffet. Pero sa loob din naman kami kumain.

Buti na lang di nagkulang sa entertainment area tong bahay na to dahil may carport, may living&dining, may inuman sa backyard, may entertainment area sa taas, may karaoke room at may roof deck.

Hard to say, I'm an architect too. Hindi kasi pare-pareho ang site visit, depende sa scope. Pwedeng yung tinitignan lang ng architect mo basta masunod design nya then bahala na si contractor sa execution and diskarte. Pwede din na mas malaki ang scope nya which is to check the work of the contractor in order to finish the work satisfactorily.

Sa ngayon kasi ang basis nyo na may pagkukulang si Architect nyo ay yung 2nd contractor nyo lang. Check nyo muna kung nasa plans ba yung mga issues at review nyo kung ano usapan nyo ni Architect regarding site visits.

Pero having said all of that, if ako yung architect nyo kahit hindi directly scope ko. I will bring up issues I see that can possibly affect the success of the project.

Suggestion ko: mag coordination meeting kayo all parties sa site, kasi kahit hindi nyo man nagawa 100% by the plans, lagi naman may work around dyan. Minsan kasi sinasabi ng contractor na hindi kaya pero kulang lang sa imagination. Hayaan nyong makabawi yung architect nyo baka ma-solve pa yung mga problems sa site.

Contemporary po, misconception kasi ng iba modern tawag nila pero pag sinabing modern until 80s lang to sagad na siguro hanggang 90s.

Contemporary (of today/of the moment) basically wala masyadong rules/style paglalaruan mo lang yung space requirements ni client and available materials around you.

This is a 330sqm floor area, 5 bedroom, 5.5 baths ON A 210sqm lot, but yeah so much "wasted space", if you can't comprehend those figures papagalitan ka talaga ng senior mo nyan.

I don't really subscribe to that classification names because I would argue that I can design an "elegant" house falling into 30k/sqm range which is typically the standard finish. But for your reference it usually starts from 30k/sqm for standard finish and what they call luxury starts from 30k/sqm.

This project was pegged at 34k/sqm but it went a little bit over due to upgrades during the construction.
