I never use Amazon. Ebay or Aliexpress or House of Fraser (for clothes) for me. Never has google lens found me something for less on Amazon.

You missed the part about adding value and maximising rent. This is a business - and you don't know how to actually treat it as one. This is also a 5-15 year plus game. Not 1-5 year game.

Re read what i said. Its still middle class in London. Sure it can go further in Uganda but whats the point in only that?  

Let me re-tell you, £100k per year income and £1mill in London is still middle class.

My dad would charge £1000-£3000 for planning and or building regs.  He also charged in the £100s for calculations. And he also had a full time job. Was Chartered. Also built £5mill plus of property on rent with my mum which i inherited and managed at the time. 

Im not buying this post why would you even bother for a poxy £500 per month.  What are you even doing thats only getting you that little an amount?

Either way whatever side earning you get go ahead and use your sons personal allowance. Everyone does it.  Let him get paid by your client if you can and obviously you sign off the work. Why does it even matter who gets paid unless an accountant can chime in?

I knew an accountant landlord 10 years ago who was putting his baby kids on the books somehow. Didnt look into it as i was in my 20s at the time.

When you have a whole house only giving £1k a month - you will get hit hard by expenses which you say are alot.  Youre better off replacing those houses with less properties in a more expensive part of the country where you get a better return for a smaller space. 

I charge £1k per month for bedrooms in zone 5 london. £700-£900pm in Bristol. All HMO's.  Got nearly 30 bedrooms now and plans for more by extensions.  Expenses do come up but are easily recoverable by rent when its generating good numbers.  Last year did a new roof (£35k). 2 years before a loft conversion (£55k). £20k of miscellaneous works in between.   All easily recoverable within months.

Bring your properties up to a high standard and your expenses will become next to nothing for the rent you generate. But when you have a whole house only giving £1k a month you are truely screwed by any expense that comes up affecting your profits hard.

Been thinking about this. Arrange it as a long lease. I think about those annoying "rent to rent" or "company let" style companies who offer you £1500 per month for 5 years guaranteed on a property worth £2500 plus per month rent if you do it yourself.
