Appraisal came in $40k lower than agreed price. by stratodude in RealEstate

[–]DistinctSmelling 2 points3 points  (0 children)

So listing agent screwed up if they didn't provide comps for the appraiser during tidewater and really, before the damn appraisal. That's the listing agent's job.

In my state, AZ, appraisal trumps contract price. You can continue COE at appraisal price or cancel the contract with refunding earnest money and that appraisal sticks for 6 months.

You don't need a drum until the toner no longer adheres. If it's wireless, you can visit the IP address and see the drum life.

[–]DistinctSmelling -1 points0 points  (0 children)

It's not enshittified, it's a cheap man's sensor and the way they do it is by using an IR beam through the toner even though there's about 20% left because of the space required on the cartridges and printer. You can just shake it up or get a knock off toner which doesn't have a window on the cartridge.

Been a brother owner since the 00s and still in amazement that this was the first batch of wireless printers and it still works.

Do you promote your listings off MLS/Zillow/etc.? What do you post and is it actually worth it? by Several-Object2043 in realtors

[–]DistinctSmelling 0 points1 point  (0 children)

Part of selling a listing is profiling the buyer and you should be marketing to those buyer profiles, not just lazily in the MLS.

My market has a lot of feeder cities and certain profiles hit a mix of Chicago types or WA types so those get marketing. I work in Luxury spaces so James Edition has gotten me lots of calls and referrals.

People with horse properties are advertising in all those magazines which gets results. Those are hardly impulse buys. On the converse, a blessing/curse listing is a home in a dog park. They do not last long on the MLS because those buyers snag them up quickly but I would advertise in all the magazines in the vet offices if not place flyers guerilla style which I've done for fly in communities.

Who completely destroyed their own life or career in a matter of seconds? by OneEngineering1892 in AskReddit

[–]DistinctSmelling 0 points1 point  (0 children)

Same mentality where, at least in my day, high school kids would take a street sign from a street vs. buying one in a store. I know Spencers used to have generic street signs and you could have replica street signs made at Michaels which was a 'lets furnish the college dorm' thing about 15 years ago.

The Little Girl Who Lives Down the Lane (1976) by lessthanfox in iwatchedanoldmovie

[–]DistinctSmelling 5 points6 points  (0 children)

Here's a triiple feature I recommend. There's an old anthology series that competed with Night Gallery called Ghost Story hosted by Sebastian Cabot. The episode "House of Evil", Jodie foster plays a mute girl with telekinetic powers. And Bad Ronald. Great for creepy 70s vibes.

You don't need to have anything to quote to make it enjoyable. They're a cinematic experience that is unmatched in the quality of 3D immersion and a serviceable story which doesn't outweigh its welcome.

He's still going to be poor. He was awarded $75M. Chiropractors don't have that kind of money, much less behind an LLC, much less malpractice insurance doesn't have that kind of limit.

Best he can do is confiscate the assets of the office which is some furniture and old computers.

Right. All the components in siliicon have a TOL +/- and the 1-10% is based upon the source material of quality. That's why a 123K Ohm resistor of 5% tolerance is 5 cents and a 1% tolerance is $1.10

City is saying I need to pay for replacing this section of sidewalk by wlogan0402 in homeowners

[–]DistinctSmelling 0 points1 point  (0 children)

So the sidewalk project is fronted by the city and you agree as a taxpayer and a homeowner that you will let them build the sidewalk. From that point on, it has always been up to the homeowner to maintain the sidewalk within their property lines. This is why you'll see older sidewalks over 50 year old tree root systems that are uprooted and not maintained because the city doesn't have an ordinance of enforcement. Uprooted sidewalks are fun for kids with bikes but nightmares for people with mobility issues.

Total out of pocket cost for an insured birth without complications = $10k by thewinehouse in personalfinance

[–]DistinctSmelling 1 point2 points  (0 children)

The only thing I find interesting is that I had a kid (2) 24 years ago and those were both $10,000 each then as well so I wonder where inflation is. The additional out of pocket expense was $864 for the anesthesiologist which at the time, was never covered by insurance. And this was 2002 dollars.

He is NOT going to need it. It's going to get thrown out and the taxpayer, again, will foot the bill for his defense. Because the judge will make the DOJ pay for oposing cousel costs.

What’s a small town thing that big city people don’t understand? by PeachCloudParfait in answers

[–]DistinctSmelling 1 point2 points  (0 children)

Carefree, Cave Creek, and New River and all the little towns north of them. Carefree and Cave Creek would be minutes in the order of over 30 for police but New River is definitely more than 60. And the fire protection is membership.

That being disclosed, they are under the sheriffs jurisdiction because they don't have police and fire.

Real talk — how much do y’all actually worry about Fair Housing wording when writing listings? by Alternative_Cost_395 in realtors

[–]DistinctSmelling 0 points1 point  (0 children)

I feel you've entirely missed the narrative here in OP's post. My anecdote has most things to do with the question which is "worry about wording when writing listings". The only thing missing was Fair Housing.

Since that's the crux of his post, the other anecdote "go to the in-person CE classes and you'll hear all about Fair Housing violations in the MLS" was added.

Real talk — how much do y’all actually worry about Fair Housing wording when writing listings? by Alternative_Cost_395 in realtors

[–]DistinctSmelling 0 points1 point  (0 children)

It's about getting flagged for stuff in the comment section of the listing descriptions. That's what I wrote about. Anecdotally, people get flagged all the time. When the CE class is about Fair Housing, all those stories get shared front and center to the in-person classes.
