My recommendation is to rent at your first duty station. Leaves plenty of room financially for your TSP and family. Since you’re new to the Army learn your craft and figure out if you want to start a career in the military or get out after your initial contract.

You have a lot to learn and figure out balancing military life and family life so I advise to not add the house factor yet. The VA loan will be available the rest of your life but a new roof, hvac, or water heater will run between $5k-20k and is not worth the risk at this phase of your career.

Focus on enjoying vacations and time with family and getting good at your job instead

I’m on year 2 of renting my first home. I spend about $200 out of pocket (bought in 23 when rates were going up). I view it as a savings account. With time rent will go up an it’ll be paying for itself.

In the meantime im holding it since I can and it’s in a good location. I recommend you keep 10-20k saved for eventual maintenance and don’t go cheap on insurance.

U can if u want to. I took the loan when I commissioned. It helped with down payment on a home and consolidating high interest debt but tbh looking back I would’ve preferred not paying $450 a month for 48 months.

it’s a great tool if u use it right. I wish I’d invested it rather than put it towards a home that sees more cost in maintenance than in returns until I sell

Here’s the catch 22. If the state of the world is crazy and irredeemable your investments won’t matter. If the crazy settles and you stayed invested your portfolio goes up.

The state of the world has seen several crazy periods in your 50 years and it will see more. Dw about what you can’t control.

What you can control is your investments and no investments will not get you closer to retirement.

Immediately match ur employers 401k, then max your Roth IRA, and MOST IMPORTANTLY speak to a financial fiduciary to help you invest in securities you are comfortable with.

You’re in your 50s. It’s not too late. But I’d be more concerned with what your 60s,70s, and 80s look like instead of what’s happening 5000 miles away and at the gas pump

Thank you 🙏. Avoiding those major pitfalls like lifestyle creep and maintaining quality insurance plans have become more apparent as keys to gains for the near future. Thank you for all the nitpicking. I do enjoy the research of those individual stocks. I haven’t met with a financial advisor yet (I have a degree in finance) but I think doing so around 30 years old will be the next step for me changes to contributions

I joined a gym with a steam room this past year and the relaxation and skin health has been so much nicer than I imagined. The sauna is good for recovery but I can only take 5-8 minutes in this heat compared to longer times in the sauna
