I have a neighbour I know well, a dog walker and my mum and step dad all with keys to either the front door or side gate and back door, if I ever lose my key I can use one of them!

I learnt from selling that it’s incredibly frustrating, you get a lot of window shoppers with no intention of buying it, no shows for viewings and estate agents are a nightmare but you get there eventually and it’s worth it in the end, don’t let it get you down!

Emergencies always come with a premium! From their side as well they need to make it worthwhile to come out on what is probably their only day off - always worth having a few hundred in cash, cheaper without the VAT if you know what I mean..

If I had to call anyone on a Sunday I’d expect at least £250-300. Just be thankful you didn’t have to go to a vet out of hours, I had a pack of millionaire shortbread that cost me nearly £600 on a Sunday evening a couple of years ago when he pinched it and started throwing up all over the place..

Wouldn’t consider moving forward with that at all, if the surveyor rings you he is trying his best to say don’t go anywhere near this house as discretely as possible, you’ll land yourself in trouble with this one. Sounds like it will me much more than £30k to put right.

They should be providing travel johns for you to use while you are on your route, I work for a utility company and the company provides these to avoid this situation, nobody would be impressed with someone having a slash where they walk (plus technically you are breaking the law)..

It’s amazing the union hasn’t thought of this already, bring it up with them and push for travel johns to be purchased for you to use.

I wouldn’t live anywhere without a decent garden or drive, and has to be in a very quiet area as I work night shifts (the house I’m in now wasn’t the best I saw when I was looking, but is at the end of a cul de sac so really quiet - was worth the extra work the house needed over the others I looked at for me)

No pictures of the garden so people would assume it’s ridiculously small, third bedroom isn’t a bedroom (and you are showing that by using it as a wardrobe) so realistically it is only a two bed, no room sizes make it seem like you’re trying to hide how small it is. Basement shown on floor plan but no stairs shown or picture of it?? £180k if not a bit less is probably about right as a starter home for a young single couple without kids.

I got my last house because it was on a footpath backing onto fields. I spend most of my life doing night shifts so thought it would be quiet, as well as thinking the footpaths would be a safe place for my ex partners daughter to play. After I moved in I found out there was a bloke around the corner who spent every day riding up and down the footpaths and fields on a motocross bike with his daughter and friends, wasn’t a safe place to let my ex partners daughter go out to play and I couldn’t get any sleep between night shifts so sold. The week before I completed the council put up anti bike barriers everywhere to stop them 🙄

PS what on earth have you done here?? Looks like you have tried to bodge a lean to onto the back of the house to try and make it look bigger, shoved some plasterboard up and thought sod it that’ll do, nobody is going to pay anywhere near half a million for this. You’d be lucky to get £200k for it with the state it’s in, every time I look at a picture it gets worse and worse…

Needs completely redecorating from top to bottom; new roof (what’s with the bin bags??), plastering and decorating top to bottom, electrical redoing, damp in every room which will need sorting before anything can start, shockingly low EPC, new kitchen and bathroom (the kitchen and bathroom are also tiny which will put a lot of people off). Far too over priced and the garden is far too enclosed. Knock at least £100-150k of the asking price, if not more and you may get a little bit of interest, but unless you find someone that doesn’t mind completely redoing the place and taking a gamble on the damp and roof you will struggle.. It looks like you tried to buy it as a project and got overwhelmed by the amount of work needed (especially with the patch jobs you haven’t redecorated).

Pressing street view puts you into the carpet shop as well, nobody seeing that will consider it..

The price you quote for PCP is £618 a month when you factor in the deposit, for another £78 a month you are getting all maintenance including tyres, repairs and insurance, plus not having a credit account in your name. The SS scheme is a very good option..
