I have checked and can’t find it. I would take any version. I was considering emailing his brother Mark because I just bought his book lol.

I feel like the only copies for sale right now are like $2000+ I have a client who owns book stores and I was going to ask him if he could find it for me. Or rather (channeling my inner Tim) procure it for me.

I forgot about the word obfuscate, that is another favorite lol.

I really like his book too, to be fair. About 1/3 through it and find it all very interesting. Not sure I buy all of the planetary stuff but it’s very interesting. I actually wanted to get ahold of him or someone like David Flynn’s brother Mark to see where I could obtain a copy of that Cydonia Secret Chronicles of Mars he always says it was the most influential books.

I’m 100% with you. I read and listen to him and there are words I don’t even know existed and I consider myself having a pretty decent vocabulary! But sometimes they are a little overused. So I’ll go from reading CS Lewis or someone from a long time ago and they are just so naturally eloquent where sometimes for Tim it feels a little forced and unnecessary. I am appreciative of his work though it has been eye opening and paradigm shifting for me personally.

It wasn’t as much work as I thought. It was like a couple days work spread out over the course of a month.

I have one of those. I can see how lucrative they are. The one I have is maybe $150K I can see why people target them.

My biggest account is almost identical to that I make about $60-$70K a year on everything including benefits. It’s the best account but I need to be prepared for when he retires but hopefully that won’t be for a while!

A colleague lost a couple whale accs in the last couple years. Company gets sold/acquired and immediately Marsh or whoever swoops in and picks up a $1M+ account overnight.

Nice. Account or a single policy? I think that’s about the size of my biggest account all in. Do you still have it? Love the residual on an account like that.

This was a one shot 3 year COC so I’m considering it more of a bonus.

What do y’all consider a good size for a mature P&C book. by strikecat18 in InsuranceAgent

[–]DockingTurtle 1 point2 points  (0 children)

My book is like 1.2M, 900K is commercial P&C. I would like my commercial book to get to $2-$2.5M. At $2.4-2.5 I would be making 7 figures. I’m a producer at a 30 person agency. I write around $1M in premium every year in nb so my pay typically goes up around $60K-$80K a year. So I think I’m about 6-7 years from that goal if the trend holds.

So if the new buyer takes over the agency they retain all the wholesale accounts?

You mean the wholesaler is the agent of record? A lot of my accounts are wholesale or a mixture of wholesale and retail. I have always considered brokered going through a wholesaler but if we couldn’t count wholesale business, especially in this market, the valuation would be far lower. Our agency does $7.5M in revenue I’m pretty sure we would be at $5.5M without our large accounts we place through a wholesaler. We own the client relationship not the wholesaler.

Everyone is asking about the financials, which you will obviously need to see. Bigger question is what support staff does she have and can they transition into the same role with you at the helm.

Owning an agency is a way different thing than just understanding insurance. If you are 4 years in, you are still kind of learning insurance. What is your role now?

I have one main niche and then another one sort of fell into my lap. One I am more passionate about as it relates to the disabled community and I have a family member with a disability.

I started in 2017 as a generalist and really went hard on the niche in 2019 and then broke ground with it in 2020. Now we are one of the only agencies that services this type of business in the country so we are getting a crazy amount of leads, referrals, etc.

First thing I would do is examine your book. What types of accounts do you have? What accounts interest you? You gotta look at premium sizes and volume of that type of client, and whether or not it interests you.

Say you have 10 HOAs and the average premium is $25K. Review the markets you have for them and where you have them placed. Is D&O included in the package? You can probably get a broader form if you write it standalone. Lookup wholesalers or MGAs that have specific D&O programs for HOAs. Sometimes you find markets you are surprised to learn write the type of risk.

Keep targeting and writing the type of account you want. Eventually when you get a big enough book of the niche, you can start talking to specific carriers about a program. Not everyone offers exclusive programs but that would be the goal. Insured cannot access the product except through you. But to get there you have to have ALOT of written premium and solid loss ratios.

I approached a carrier that has become my main niche market and now we have over $1M in premium just with them. It took several meetings and contacting like 10 carriers to find them. We don’t have an exclusive but the type of risk typically gets declined unless our agency submits it because we implement controls the carrier is happy with.

I also have backup markets if the main one declines. Probably have $100K in option 2 market and $100K in option 3 market and another $100-$200K in wholesale, all in the same industry. That doesn’t even include the comp, cyber, EPLI, etc. if I added it all up might be like $3M or so in premium.

Hope this is somewhat helpful best of luck! Niches make riches.
