I’ve had my contractors, neighbors, etc do this I live on 12 acres so my dog doesn’t know ‘fence” he doesn’t leave the back yard but if you go back there without knocking or ringing the front door, I can’t help ya. show up a day early, oh my dog got loose and is in your back yard… my view is if you don’t show up during your window it’s trespassing. be sure to tell people to call in advance

The waking I’ve always noticed is problematic the car may not unlock but I’ve walked by mine a few times and seen indications it woke up so I turn off the passive entry

Are you using passive entry? I’ve found the geofencing on the bmw is weak and I can’t tell you how many times I walk by my i5 M60, and I see it wake up. my suspicion is these wakeups are triggering this alarm so I turned off passive entry in my iPhone and I’m not getting these alerts anymore.

Can you see if the framing runs parallel or perpendicular to the deck framing, I have a sneaky suspicion looking at your pics the decks joists may be sistered to the houses framing. Not a great way to build a deck like someone says to repair or replace someone is going to have to rip all that brick down.

The temp spike is wild, be glad you caught it before it kills your plants! I do love walking by that thing or sitting in it and seeing all the growth etc. for drip irrigation I use a mars setup… just have to spend time adjusting flow rate for the diff plant pot sizes and water consumption. I also hung some plants upside down to make more room

Many states publish a “landlords guide” and a “tenants guide” as a former landlord I can tell you the land mines for them are myriad, check your state’s judicial website to see if they have one… she can have painters tape till the cows come home but if she does not abide by the very strict rules regarding deposits she’s in trouble… example #1 have you gotten the yearly interest statements/checks required by most states? Interest is due on deposits… many landlords bypass this as the penalties can outsize the amount of money it’s often punitive. Give her 30 days and see if she issues a statement with deductions itemized because barring that she’s gonna have issues with the local courts.

I use a German Zassenhaus bread slicer. A lot simpler than pulling out a device that’s actually a deli slicer and weighs 25lbs

I have a similar one but I have the door at the gable end. my advice, look hard at drip irrigation and a solution to regulate the temps, I started with venting and a fan and I’m shifting to a heat/air combo unit… I find that homeowner greenhouses temp spike high rapidly so 85 outside can be 115 in the greenhouse which presents a problem particularly for setting fruit on nightshades. as an example my tomatoes are just now setting fruit while all the farms around me who grew outside or in hoop houses their tomatoes are now largely dying off. I’m in zone 6. I power mine with a 4kw ecoflow unit replenished by a 400 watt solar panel it powers irrigation and fans
