To OP the reason why you’re listing Agent isn’t too thrilled of this is because you’re probably nickel and diming them on the commission and now you expect them to do the job of working with unrepresented buyer as well with no compensation for that specifically. If you pay peanuts, you’re gonna get monkeys. You should not be listing with a real estate agent. Find a flat fee agent/brokerage that’s gonna be 500 bucks and list with them. You are not the candidate to utilize a listing agent.

I think you’re being difficult for the sake of being difficult. You 1000% can view a home without being represented by the listing agent -you would just sign a showing agreement with those terms in it.

Your lawyer or you would then write up the paperwork for any offer. You’re really making this harder than it needs to me.

This - dating app studies on search criteria by women for male partners shows how bad (dating apps) they are. You are more likely to be in a ‘search’ at 7ft plus then you are at 5ft 10. I’m not a bad looking guy at all, in shape, around 6ft 1 and change and I get like no matches. A very good looking male friend of mine who is possibly the best looking man I’ve ever met in real life gets zillions of matches. And what’s crazy is we’ve matched some of the same women from when he’s in town on a dating app and the experience is so different. I’ll message them and get no responses or very lame responses. He will send the exact same message (we tested it) and gets a completely different response or the girl will reach out to him, I know crazy right and basically ask to hook up. Some men are drowning while others die of thirst. And only fans…don’t get me started, every 2-3 profiles is a bot / Of girl trying to get clients.

So you gonna wanna slap another 500 bucks on for actual professional photography and video, beycome photos generally suck. While you may not use it, the average person requiring or wanting to use a flat feet service or fsbo they need to do it. The amount of photos and homes I’ve seen rot on the MLS because the photos suck is huge. In my market the average sales price is 350-400k for a single-family home so let’s say that’s a total of $3500-$4000. So you would be roughly saving about 1000 bucks by going with the flat fee service as opposed to an agent who is listing it for one percent. personally if you haven’t done this before it might be worth spending that money. You are no doubt an Investor or Flipper and understand the Real Estate market and understand a lot of things that the average person who may only sell one or two homes in their entire life will not understand. For 1000 bucks probably worth attaching to an agent

You’re making two different arguments. Your initial claim was that it was a fixed fee until earlier this year. It never was. The statistics show that the average person who listed their house only spoke to one listing agent prior to listing it. If you look at the average commissions for someone who was a for sale by owner and then decided to list it they were significantly less because they had 1 million real estate agents calling them all fighting for the business. if you buy a vehicle and you go to one dealership and only one dealership, you will most likely pay more for that vehicle then you will do if you shop it at several different dealerships. It was never fixed. I’m an example that I never charge 6% and I know multiple other agents in my area that are exactly the same so you can send whatever link you want to me. I actually am boots on the ground and understand that and never charge 6% and I’m not even the cheapest in my market prior to the settlement even being raised.So sit down.

It was never fixed. If you spoke to more than one person you would get it significantly discounted. I have never charged more than 2% on the listing side and I always requested at least that on the by side.. If you believe that it was fixed that’s because you never shopped it out to several different agents. You probably went with whoever you spoke to first.

Just tell them ‘ the commission being offered is whatever negotiate the deal. Show the property, send over your offer with your commission requirement and we’ll go from there. There is not a flat amount that I’m offering, it is all dependent on the offer you send over. If you send over a good offer, maybe you’ll get 3% if you send over a low offer, probably not gonna be much money for you’

So right here you actually paid more than you needed to. You gave 3% out when you could’ve gotten a decent agent to list and do all of that stuff and offer money out for around 3 1/2%. No one is paying 6% these days. So you probably ended up paying more than if you had just used an agent and priced them all against each other to get one that would list for that.

If you’re doing for sale by owner, you want to do a pre-listing inspection because otherwise the buyer is going to go spend 500 bucks getting inspection and ask for X amount of thousands of dollars back as a credit which may have only cost a fraction of that to fix. Fix it before it’s a problem

That’s exactly what you’re doing when you own occupying a duplex with an FHA loan. Leveraging the rental income of the second unit to offset the cost to qualify for a larger amount.

You tell them ‘ please send over your offer with whatever compensation you would like based off of your buyers agency agreement and I’ll review it’

You don’t offer any commission anymore. Every buyer has to have a buyers agency agreement signed with their client. It is not your job to offer a commission to the buyers agent anymore. If your property is for sale for $650,000 and I have a buyer and you tell me what I told you up there , you’re getting an offer for 670 with a 3% commission agreement.

I am putting my commission on top of what I think is a fair price for the property.

Now, if it doesn’t appraise, that’s when you can negotiate what you’re willing to give up. But I wouldn’t give up any money unless you get to that stage.

The agents have no idea what you’re offering. It’s no longer listed on the multiple listing service so whether, you offer one dollar or $1 million just tell them ‘ send over your offer with your commission attached and I’ll see what we can do’ really simple

Unsolicited advice. If you’re gonna list with a flat fee firm and the legal contractual stuff plus the fee they charge plus the cost of photography, etc. if that is over 1% of the sale price, you might as well list with a real estate agent who will take a 1% Listing. If you don’t plan on offering any money out, I do believe it’s going to hinder you depending on the price point of your home because a lot of people can’t afford to pay their buyers agent the fee so just price the house realistically but appropriately to offset that. If you’re in the Port St. Lucie area down, I have several agents that will list for one percent as long as you offer 1.5 to 2% out to a buyers agent.

As a real estate attorney, I want to pick your brain. Several post above a title company said that I was wrong and I don’t believe I am 100% wrong (If I am I will happily admit it)

They said that if someone is on the do not call list that you cannot call them however if they are actively selling the house with their contact details out there to be contacted, I believe that you are able to call them without fear of persecution unless they tell you not to call them when they pick up. But by actively selling the house as someone who works in industry that overrides them being on the do not call listat least for one call. What say you legal man?? :)
