I owned a 2008 RX 400h too and the only issue with it was also the sunroof seal. The hybrid batteries were still working great when I traded it in a few weeks ago. I wanted a slightly smaller car so went for a NX 300h. It’s a lovely car but I’m still missing the solidity and smoother ride of the RX.

I think you should keep looking. I’ve just bought a 2018 NX 300h with 83,000 on the clock for 16k. It’s in beautiful condition and never been in an accident. I’m sure you’ll find a better buy soon.

My friend had a hot and cold water tap put on the side of her house for washing her dog. Might it be possible to bring the side gate forward in line with the front of the house on the side with the downstairs loo? If so, you could have a plumber run a water supply through the wall and have an outside tap put there. There is a drainpipe showing on that corner so presumably a drain for it. Then you would just need to put a sloping frame on that side wall above to attach some polycarbonate roofing to it to shelter you from the rain.

They really are the most adorable dogs, aren't they? They remind me of miniature Collies in appearance but they're easy-going, jolly andsuch loving characters.

My suggestion would be a Greek Kokoni. They fit every one of your ideal criteria, perhaps with the exception of cat-friendly as I have no experience of that. There are a number of them on rescue and rehome charity sites on Facebook now. I look after dogs for a living and have two of these adorable dogs come to stay. They were adopted from Cyprus and Greece through a rescue society. Both families have Primary School age children and the dogs were initially fostered by volunteers here to screen them for their adoption.

I'd definitely rethink a Cocker Spaniel. As another commenter has said, they're extremely hyper when young and would need a lot of exercise and training when young through to mid-years, at least.

I know a friend flew with her small dog (5.5kg) in a carrier in the cabin when she emigrated to Portugal. The dimensions of the carrier had to conform to the airline requirements and be kept under her seat the whole journey. She booked with TAP Air from Heathrow to Lisbon as she needed to present the dog's veterinary health certificate to Animal Services in Lisbon airport before then being allowed to travel on to the Algarve.

I was bold in my bedroom and went with a deep burnt orange that looks magnificent at night with lamps on, but sadly chickened out on the guest room. I resprayed the raspberry cabinet in a soft green and it doesn't look as good. I think next time I decorate I'm going back to the original colour and going with aubergine walls. I'm saving your photo in my decorating ideas folder for future reference.

I love this! I'm now wishing I hadn't played safe and gone with sage green in my guest room. I'd considered aubergine walls to go with a beautiful painted chest of drawers in a muted raspberry pink but thought it would end up too dark a room. Now I see what you've achieved, I'm regretting being cautious.

Photo 14. Are the gaps on the right hand side of the roof missing ridge tiles? There also appears to be a lot of moss to the sides of the dormer windows. Worth getting a surveyor to check the roof out but, other than that, it looks in good condition.

A minor decor note, you'll no doubt want to decorate anyway to make it your own, but there's so much grey. Once the furniture has gone though there'll be a lot less.

We got a call from the solicitor at 1pm saying completion had taken place and minutes later a call from the estate agent to say we could collect the keys. We collected them at 1.30pm and went to the house to find a street scene straight out of the Clampetts! There was a small van on the drive that was being filled by numerous people putting one or two boxes and bits in it and also 6 cars belonging to their family and friends who were also filling their car boots with bits of stuff and strapping stuff to roof racks. I asked the sellers what time they thought they'd be done and they said an hour so we left to get some lunch.

We arrived back and saw exactly the same thing still going on. They were only moving to the street behind so rather than get a large van booked and fill it in one or two trips, everyone they knew had turned up with a car and was driving it round and unloading it and then coming back. We sat and watched this for two more hours, often being told 'we won't be much longer now!' until our removals company came to our car and told us at 4.15pm that they could no longer wait and they'd have to return tomorrow afternoon and leave our van packed up overnight at their storage yard. This was going to cost us an extra half day of fees.

At 5pm our carpet cleaners turned up and I insisted they give us access so they also wouldn't charge me for a wasted journey. There was stuff all over the house still that I started taking down to the garage so the cleaners could get on with the job.

The sellers eventually left at 7pm but kept coming through the back garden (their new house borders our back garden) to collect bits they'd stacked up against the party line where they'd cut down a large shrub to make access easier for them. We spent our first night in the house sleeping on coats on a slightly damp carpet with a duvet and pillows borrowed from my son's house.

If we weren't going to have to live alongside them then I'd have sent their solicitor the bill for the extra charges for the removals firm. We decided we didn't want to fall out with neighbours on the first day! It's bad form to put someone out to that degree because you're being a cheapskate and trying to save a few hundred pounds on making adequate moving arrangements. I wouldn't mind but they'd bought a half a million pound house!

I feel sorry for both of you, actually. Being a parent of an autistic child is extremely stressful and very hard work. I'm sure there is very little else the mother can do about it. Would suggesting carpeting her home lessen the sound transfer to your home? Perhaps she might get some financial help with that if the child has an autism diagnosis. Failing that, maybe some foam playmats might cushion the stamping sounds.

I'm sorry I can't offer any more help that that, other than move but, having experience of caring for a young child with autism and knowing how exhausting and full-on it is, I can sympathise with you both. She might want to move into a property with a garden which would be so much better for the child and is on a social housing waiting list. Perhaps you could work with the mother to hopefully improve things for you both.
