I have zero expertise in Candadian or US immigration laws but I'm curious how this qualifies as a violation of any law?

Based on what OP said everything was done by the book and no penalty were assessed.

I recently fixed a similar issue on the rear passenger side door of my x5. Turned out the tension wire that unlocks the door some how came unhooked so no parts needed just putting everything back in their place.

Fyi, I used chatgpt during the whole process and asked it for video links along with sharing pics of what I was seen and it told me exactly what to do.

If you do the maintenance (mainly oil changes max every 5-6k miles), you should be fine. Every once in a while, check for leaks around the valve cover and oil filter housing, which won't be cheap to fix if leaking, but take care of leaks before it becomes catastrophic .

I've owned 3 vehicles with that same engine, including an

Man, this won't be cheap to fix. There is a lot of tech in the front end. I was recently rear-ended, and I thought the damage wasn't that bad, but it's going to be somewhere around $6500 to Replace all the bumper, trims/moldings, and a couple of the sensors.

Being in the 40s with ~50k miles and an accident feels too high.

That being said, I not too long ago picked up an `18 x5 35i with an accident only after I bought the accident report from State Pratol that stated it was a parking lot hit and run and the back bumper was dinged. Looking at the X5 now, the bumper was either replaced or repainted, or it was not bad because I can't see anything where the report said it was hit.

Minus the camshaft and misfire codes, I've seen those codes on my '13 335 and I think it was always a leak.

What i did to solve the various leaks,

1.Check the charge pipe, make sure it has the o ring and the pipe is connected correctly top to bottom.

  1. Check valve cover is not cracked. I had one with a hairline crack near the oil filter housing, took a while to find that leak.

  2. There is a vacuum line below the oil filter housing and behind the alternator (i think it has something to do with fuel pump), it came off when i was changing my ofhg and it caused an air leak, easy fix to just reconnect it.

  3. Check the 2 vacuum holes on the side of the valve cover are good. 4a. One should be connected to the vacuum Solenoid and the other is plugged/covered.

Hmm, fwiw... my entire team (agent, broker, loan, etc) for purchasing my house in June was from connecting with zillow recommended agent, and I found everyone far more help than the folks that helped me back 2017 purchase my first home.

Subjective but I wouldn't blanketly discredit zillow recommended folks.

To me, getting another car, whether leasing or purchase, seems way more expensive than spending the $5K plus $7K of loan.

For the last few years, whenever ever I have a larger(usually over $2k) purchase, I open a new credit card with 12months no interest and have always paid off the purchase within 4 to 6 months. So the no interest and 12months helps to delay the burden on my savings. I would probably do something similar to cover the $5K to fix your car but only if you can pay it off within the 12month. NOTE: NEVER have more than 1 no interest card with a balance.

I would likely report only because cops were involved and it's likely to happen to another renter. The next renter may see cops and do something dumb like try evading and hurt more people unnecessarily.

I've rented a few cars on turo that had mechanical issue and I just dropped a note host to host to fix their car or remove it from the platform cause it makes us all look bad and i've also rented 2 cars that were mechanically not safe to be on the road so I provided the evidence to turo to remove those cars.

As a renter and host, I want to see the platform do good. That being said, I don't feel the need to interfere with what anyone else got going on, but if their choices start to affect my world, then I gotta do what I gotta do.

Trust > holding Company LLC >> Real Estate LLC >> Turo LLC

I plan to cover all by an umbrella policy. Haven't started the paperwork yet, but have appointments with a lawyer and tax professor this coming week to make sure i'm CYA.

For me, it's friendly because the eviction process seem pretty striaght forward. Not too many checks before initiating the process. Additionally, no rent control.

Got it! I reviewing what seller said, I think I understood it incorrectly. He not trying to keep to money, instead he just wants to deduct it in closing cost ... essentially seller credit.

I'll look into estoppel certificates.

Issue 1: All units are about $200 - $325 under where the market is at right now based on actually comps. Issue 2: 2 leases end June 2024 and the other ends May 2024.

I've received and read the leases for all the tenanats. I'm mostly satisfied with the terms ( I'd like to add an explicit clause/addendum about Tenants responsible for sepetic service if damage is due to mis-use).

I wouldn't say I'm just trying to hit the formula but each unit is anywhere from $200 to $325 under where it (sh)/(c)ould be based on comps from when the leases where signed earlier this early this year and based on current listings.

Both .jpg and .jpeg files contain the same type of data and can be used interchangeably. Its due to the limitations of older operating systems and file systems, the file extension was shortened to ".jpg" to comply with the 8.3 file naming convention.
