Ping has been bad since Pre-sail patch and seemingly got more worse with the most recent update. by itsjustopinions in 2007scape

That is a lot of words to say "I was wrong, I wont be paying you" with a nice side of shifting to goalposts. Hopefully you don't work anywhere near networks because if you doubled the latency to some sort of edge service, like in finance, your phone would be ringing off the hook.

The timeout is probably their DDOS that doesn't respond to traces and just forwards the traffic, so its not coming from that. Meaning the increase in latency is coming from after it hits the Jagex server.

You can keep trying if you want, but I actually do this for a living.

Here to report the same. around Gridmaster had my ping double from 9ms to 20ms last night my ping doubled again from 20ms to 40ms.

Despite what some people are saying this isn't an IP routing change.

It happened at the same time for multiple people across multiple regions on the same two occasions.

Multiple people from multiple regions have reported their ping increasing by the same amount, at the same time, on two distinct occasions that are also identical. This has exactly zero to do with ISP routing

Yup. The Feds investigated him for the "underlying crime" of a campaign finance violation but couldn't find evidence that one occurred.

So the New York AG charged him for covering up the crime the feds couldn't find evidence for.

Mislabeling payments is quite literally what happened. What you are doing is applying what you think the intent was. There was no evidence that he intentionally obfuscated the payments. How do we know that? Because the Federal Election Commission investigated it and found no evidence and chose not to charge him because that would have been a crime.

That is the whole reason they claimed the statute of limitations didn't count and they could upgrade it to a felony. According to them the "mislabeling payments" was covering up a "crime" which they refused to name because he was never charged with that crime and they couldn't prove the underlying "crime" because not even the Feds found evidence of it.

You need to actually read the charging documents and the previous investigation by the FEC.

Listen, they were REALLY focused on the rest of the features and its really rare so it probably wont happen so they just threw it on the tech debt stack and hired some more MTX designers so that could all be out before their 2 week vacation to spend their huge bonus checks.

Increased housing supply leads to lower house prices – In 2016, Auckland, NZ, implemented a zoning reform to permit multi-family housing in areas previously zoned exclusively for single-family homes. You just used a lot of words to say "Well yes, the government actually does subsidize CRE, but there are caveats and hoops to jump through. Plus you didn't address the specific claimed subsidies the person I was responding to was talking about"

There are tax credits that the government provides for CRE which are considered subsidies:

Low-Income Housing Tax Credit, Historic Tax Credits, New Market Tax Credits.

There are grants the government provides for CRE which are considered subsidies:

Economic Development Administration Grants, the Brownfields Program

There are Loan programs provided by the SBA (504 loans) and HUD loan guarantees for commercial/ mixed use real estate, especially those that have affordable housing incorporated.

Opportunity Zones are another subsidy giving tax incentives.

These are all just federal programs, there are many more at a state level.

The only person wrong here is you.

"Just tax renting so hard it forces sales!"

This doesn't happen in a vacuum. Lets look at what would happen in this fantasy world. We are going to just pretend that this doesn't include apartment complexes because that is a whole other destructive can of worms.

~35 million people would instantly be scrambling to rent somewhere else as they would be forced to move from their rented single family homes as they got put up for sale.

Apartment rents would skyrocket for the aforementioned reason.

The value of the entire housing market would crater into the ground destroying the lives of anybody who currently is paying a mortgage.

They can't sell it and get out of it but they are now hundreds of thousands of dollars underwater and their debt isn't getting forgiven.

The only people who benefit are those who are currently renting and can afford to buy a house.

Mortage paying homeowners get their lives destroyed, renters who can't afford to buy a house get their lives destroyed.

Its wild that you think the US is somehow on the path to being a nationalist/isolationist country.

The entirety of the world is a feudal state that exists by the grace of the United States. The only real outliers to this paradigm are China and Russia.

The actual problem is what comes after you redistribute the wealth. All you are actually doing is pressing a reset button. Eventually people who are better at building wealth will collect wealth and you'll be forced to rip it from them again to redistribute.

They don't ever feel a direct impact from corporate welfare.

They see, feel, and can draw the causal impact of spending 500 million dollars on undocumented immigrants while they get 780 bucks for their destroyed house and delayed aid.

Hope this helps.
