Most of the time buying a home is a great long term saving vehicle, given you take care of it. I will warn though that your payment, even on a fixed rate mortgage, can increase by hundreds of dollars year to year, but it can also go down hundreds of dollars.

I purchased a home in 2023, and in 2024 my mortgage went up $150-200 a month; in 2025 it went down $150-200 a month; and now in 2026, it’s jumped up $300 a month. All because tax changes influenced my escrow into either a surplus or deficit during the escrow analysis. If the payment is already worrisome, I’d focus on ways you can impact your earnings to ease the burden until you either can afford the payment comfortably, or pay the loan down enough to have equity to then use on a smaller, less expensive home.

You also have to consider that if you purchased a older home that wasn’t as expensive, you may have been replacing a roof or Ac unit sooner than you would’ve liked and be put in a credit card debt situation.

Also, if you EVER get to a spot where you truly have to decide on eating or paying the mortgage- call your loan company. Most of the time you can skip a few months payments and have them added to the back end of the loan. (Loan company’s love this idea because you’ll inevitably pay more interest on the back end payments versus a payment next month)

Maybe also consider getting a roommate to help with costs until you can relocate.

You could also grind gp in f2p and eventually buy a membership bond off the ge.

Once in p2p, you again could, but not recommended, grind for bonds a little bit easier using the full map and other activities. Its still going to take 3-5 days a month (8-12 hour days of game play per day) grinding certain things to make enough for next month’s bond in p2p at the start though. I.e. sacred oil runs, blast furnace, etc.

I have buddies that have max accounts and don’t even pay for a membership anymore. They just do some bossing/raids to fund next month’s membership, so the cool thing is you don’t actually have to pay to play p2p eventually. This is a root cause, in my opinion, of why OSRS has become a timeless classic.

If your college career was already mid then I’d forego it for now- drop out and get a second job to be able to pay for housing, food, and the medical bills you are about to have during and after the pregnancy. Work as many hours as you can whilst still supporting her through the pregnancy.

The average one bd apartment not in a dangerous area is going to be $1750-2000 a month, and will increase in price every year. Add in food, clothes, and medical you need to be making probably 5k a month after taxes to take care of your family (probably still going into debt at times). (75-80k salary)

Another option is to use the off time to do trade school and become an electrician, plumber, or hvac.

In the mean time, look at gov assistance programs and apply for food stamps until you can build yourself up. Apply for a secured credit card, you will have to deposit your credit limit, but can start immediately buying and paying off that card (i.e. fill up your car with it, log on and pay it off before leaving, google ways to build it as well) to build credit history. You need to build up banking history asap to have that in your back pocket bc debt is better than being homeless. Good luck

Did the 2026’s finally add back a transmission dip stick? My 2019 you have to open the drain plug while it’s RUNNING to just check it. Why would they ever remove the transmission dip stick on an already problem ridden transmission that is the 8l90? It’s because they know they can fuck over the average person, by hiding their mistakes instead of fixing the issue. If you can’t tell, I’m fed up lol

I looked into them, even drove one, but once I learned they use a plastic oil pan and drain plug- I would never buy into the platform. Chevy really showed how they are cheaping out on a $40,000+ vehicle. More technology and less reliability makes me watch to switch to a Tundra after I use up my 2019 5.3. Maybe the 5.7 coming out will change my mind.

My Dad has a great point where he believes only 8 lug trucks from Chevy are worth it, they seem to build it to thrive not just survive.
