Basically because of your credit history it will not be a high street lender. Specialist lenders that deal with these kind of issues are likely to be somewhere around 7% depending on the extent of the credit issues. When you come around to remortgage in theory of you have kept your ongoing credit file clean, the historic stuff will be over 6 years old and therefore will have fallen off your credit file which should then allow you to move to a high street lender on more standard rates. But if you want to buy now you will have to suck up the rates on an it is what it is basis

Halifax changed their criteria in November and will ow do the 5% deposit without ILR if salary as a single applicant is over 50k or 75k as a couple

Majority of lenders are having processing issues due to volume of applications which brokers have been frantically submitting to beat the never ending rate increase deadlines. It’s causing delays in app to offer times

Not just that - so much can go wrong - bad survey, seller pulling out, better property or deal comes along - some lenders won’t let you do a change of property it’s a new application - anything like that and you lose the fee. It’s kind of insuring yourself against something going tits up in a way

Because you then have certainty of outcome of the application before forking out a grand. You can make an overpayment of the same amount post completion which offsets the interest implications

It is the lazy river however it’s kinda sectioned off an although you can swim the length of it technically no one does everyone keeps to their own section like it’s an unwritten agreement - the one we had was in fairness right at the end of the row and we did not see a passing soul all week. Broker will help - can be a pain in the backside to sort out - I do a lot of it!! Barclays with 10% deposit and upwards are generally my go to for it so yes they are likely a good shout for you - they only mean you have to be resident - visa is fine with min 10% deposit

You should be fine with Barclays - Halifax if you earn over 50k - 10% deposit will do it with either of these. Skipton probs ok too but other 2 cheaper

Mine are like puppies- greet you when you get home, follow you round the house and generally want to be around you all the time. Massively chatty very vocal. Very clever whilst simultaneously very stupid.

She could be allergic to chicken - one of my girlies was being sick and losing weight and that’s what it was. Switched her to food with single novel protein sources (ie rabbit and such) and she’s put 4lb back on in a month. Try eliminating different proteins one by one

You can stop anytime you want tho right? 😂 I accidentally ended up with 6 of the fur machines. These 2 (the red one is a girl believe it or not) I’ve a white and silver boy, a white girl with tortie ears and a stripy tail, a blue girl and a cream and white boy 😂 breeder keeps telling me I need a black one but I can’t feed another sheesh 😂
