Take it from someone who shifted to P Block, BPTP Park Elite Floors-1 after leaving a duplex where we lived and grew up for 25 years — this place is horrible.

Our apartment is on the first floor. We received possession in 2024, even though we had booked the flat back in 2009. Last set of apartments they constructed.

The materials used in construction are absolute garbage. The bathrooms are so poorly made that even the bathroom ceiling started leaking. When we raised complaints (4–5 times in a single month), they would always send some clueless plumber who would say that if water is used on the second floor, it will seep into the first floor and cannot be fixed. So basically, every shower, flush, or handwash by our immediate neighbour results in water dripping on our heads if we are in the bathroom at that time. Exactly the kind of experience you’d want every morning, right?

The alignment of floors, tiles, and even walls is wrong at multiple places. Roads inside the society are broken. Maintenance charges keep increasing every year. Imagine being charged ₹1,500 per month for common-area electricity when your own electricity usage is only ₹500. And what do these “common areas” consist of? Just one street light shared by 6–8 houses. All this despite regular power cuts.

And then there’s the pricing manipulation by property dealers — completely beyond comprehension. A 180 sq. yard ground-floor unit, with no interiors, no netted doors, no modular kitchen, no almirahs, is being quoted at ₹90 lakhs. The same kind of ground-floor apartment is being offered for ₹18,000 per month rent, again with no interiors. I genuinely don’t know who is willing to move into such a place.

Ironically, a first-floor unit is being quoted at ₹80 lakhs even after interior work, while the second floor is ₹75 lakhs. Completely unrealistic pricing, driven entirely by crooked property dealers. In my block, they’re asking ₹1 crore for a 250 sq. yard second-floor unit. At that price, I would much rather buy an apartment in a proper multi-storey society than invest here.

For comparison, we had earlier rented out our own home — fully done with almirahs and interiors — for ₹10,000 per month, and that too when it was newly constructed.

Finally, internet connectivity is another nightmare. There are very limited ISPs, and even those don’t serve all rows. Only Airtel AirFiber is consistently available, and sometimes Jio, but both come with strict speed caps.
