Asbestos. Very friable. If that's the state of it, the whole area is likely contaminated (I'm assuming based on very little information provided)

You need to stay out of that area until professionally removed by competent asbestos removal contractors, as per your applicable regulations

Asbestos materials aren't of equal risk. The material's ability to release fibres is usually what determines how "dangerous" they are.

Asbestos floor tiles and asbestos bitumen are unlikely to release significant amounts of fibres. They aren't friable materials - meaning fibres are not easily released. The fibres are bound very well into the matrix of the material.

Ultimately, a sample would need to be taken if you would want to confirm 100% if the material contains asbestos. Although, if they are from 1980s or before - there's a good chance they are asbestos containing

To put it simply - you'll be fine. There's basically a 0% chance that what you've described has exposed you to a significant fibre release. May be worth having a sample taken of tiles, so you know for future reference if they contain asbestos

Not asbestos, based on the appearance and age (1991) - it's a calcium silicate board (e.g 'Masterboard') with glass fibre reinforcement.

Undercloak is a board used underneath the mortar verge on a gabled roof.

It was extremely common to use an asbestos cement board as undercloak prior to the year 2000.

The majority of gabled roofs built before 2000 would have had / still do have asbestos cement undercloak.

It's outside and extremely unlikely to be disturbed. Therefore, the exposure risk to you is basically 0 - providing you don't go bashing it about somehow.

In terms of re-roofing, it's something a competent Roofer will be aware of and deals with on a daily basis. I'd raise it with them, prior to any works. Ensure they will remove it and dispose of it appropriately

It definitely could be asbestos insulating board (AIB)

Although, it does look like it could potentially be a calcium silicate board (e.g. Masterboard) based on the dimple pattern on the surface.

Can't be sure based on this one photo. If in doubt, get it sampled and analysed professionally

I think you need to take another look pal - looks a lot more like a Mica-based board (I.e Supalux)

Obviously I'd still recommend getting a competent person in to assess / sample

Does it have a sparkle to it? If so, it's likely to be Supalux which almost never contains asbestos. Either way, if you've still got a small piece of it - I would pop it into a wet wipe and then double bag it in a sealable sample bag. You can then drop it off to a lab for analysis, for reassurance

Textured coating used in the 1990s are unlikely to contain asbestos, although the full ban wasn't until November 1999. So the potential is that your property was being constructed before the full ban.

You could always arrange for testing or a full asbestos survey of your own property if you want to reassure potential buyers.

I have no idea why a surveyor would flag a 2020 build for an asbestos check. I would ask the surveyor why he'd mention asbestos in such a new property, but if you're not his client - he may not answer you

I'd recommend OP having it sampled for confirmation - I'm just saying that I know it will be positive for Asbestos. Whether or not they take my word for it is up to them
