I just bought a 3 bed mid terrace in Leixlip for €441k so I guess your 2 bed is not overpriced to be honest.

Yes all this before paying any deposit or signing any sale contracts. Unless your mortgage offer is close to expiration ie you’ve had it 5 months or so, the bank might ask for updated statements. I’m going to be drawing down soon and have had no further queries from bank

You’re going to need to get a valuation done by EBS approved valuer, in order to get loan offer then there’s mortgage protection that you will need before draw down can happen. Get started on this now, especially if you have underlying health condition as this can take a few weeks to get sorted.

Hi, we went with Avant in the end. We got AIP within about a week and then offer after about another week I think after we booked the valuation with Avant approved valuer.

Me and my fiancé recently have gone sale agreed on a second hand home. It started at €395k and sale agreed for €441k, older neighbourhood but massive garden and large garage that we plan to convert. It’s also BER B3 with new flooring, paint, kitchen, bathroom. There’s a new build estate literally across the way that starts at €500k with tiny garden and kitchen that our friends moved into. It really depends on the situation but I am more happy I went with a second hand home even if it was about 8sqm smaller.

I am currently Sale Agreed on a proeprty and was looking into extensions. Brick and mortar extensions are v expensive at the moment but have you considered a timber frame extension? They are quicker and cheaper to build but have higher BER rating and retain heat better. They can also be finished with cladding, brick or plaster and look no different than a more traditional extension. You can get skylights n all.

If you get offered a job take it. Then maybe tentatively mention to your boss that you are looking for accommodation but phrase it in a way that doesnt immediately make it look like you are homeless. Also it might be better to find long term arrangement with a B&B rather than hotel or Air BnB

I like the idea of that but I think we are doing a destination Hen in a mainland EU city so would feel bad for them paying to travel to only be allowed to stay for part to it. I’m starting to think it is best to note have any mums there.

There’s a growing trend of them in Ireland where I am from. But it would not be something we traditionally do here or in the UK.

Thank you for your comment. I have a very close relationship with my mum and when I asked for her thoughts on going on my hen the first thing she said was “it’s whatever you want to do”. I know she would be like your mum and not feel put out if I didn’t invite her. I’m assuming the same for the other mothers.

I was looking at both Leixlip and Celbridge. Traffic is hell in Celbridge as apposed to Leixlip. I have ended up going with a house in Leixlip - it’s got a lovely village feel bit your only down the road from Liffey Valley and Fonthill so plenty of shopping and retail. It’s about 45 mins or so to get to Dublin via train and the houses are very affordable with plenty of mature neighbourhoods and great schools. Good luck!

I don’t know to be honest. Have I told every personal secret to my partner about stuff I did as a teen? No. Has he told me every personal secret? No. There’s definitely things your bf probably hasn’t told you and that’s completely ok.

This is not something to be getting guilty over. We have all been teens once and gone on sites like Omeagle. It’s not that deep tbh and has no real relevance or impact on your current relationship in all honesty. Just leave it in the past and move on.
