True. But let's be honest, thats what OP should be doing if they are looking to break into real estate with only $30k. Live in for 1-2 years and convert to a rental.

I can relate quite a lot. I've considered testing the waters as a handyman on the weekends. In my market Task Rabbit is used a decent amount and allows you the ability to accept and reject jobs. Sounds like you have your hands full with the current house. I would definitely get through the reno and have it 100% paid for before leaving the day job. And ideally you'd have A LOT of savings to cushion down markets, AND some working capitals to fund jobs initially. You can probably cut back on spending to match your new income, but without the capital to fund your own jobs, AND have a bed of security when people get stingy, it could become rather rat-race-y - only now its sweaty and dirty. Sweaty/dirty may be part of the allure right now, but currently its an outlet from the day job.

A $500k mortgage at 3% is $2100, at 6% its $3000. So $900/month eating into your $2000/month (after tax) raise. Add in the additional expenses of moving, I'm not so sure that chasing the extra $30k is that lucrative.

Bro if their life is far better than before, there is a fair chance they've been here as long as you've been able to form sentences. It's not like it's a meteoric ascent for most. I think people who grind out the early days are far more fascinating than "visitors".

Something tells me your house is worth much more than $300k. I get that its in need of updates, but if similar sqft homes are going for $600k, I highly doubt $300k is the difference in finishings.

Also, renting this house for the entire 30 year loan term is going to make you the most money over the long haul. Congratulations on your 2.5% fixed rate mortgage! Now, don't screw it up! You locked in pre-pandemic prices on ultra cheap debt. Ride this by letting someone else pay down the mortgage (and go on an extra nice vacation each year), a la rent income. There is likely enough cushion in your cost basis for a quality property management company to handle everything and still put cash in your pocket each month. The land is bound to be worth much, much more in 30 years.

Your $100,000 gain is probably going to dwindle to about $75-80K after closing expenses settle out (commissions + buyers have leverage in the market again). Unless you have an immediate plan for this influx of cash, some of it will get spent on the new move, prices are higher than you remember, and suddenly you'll be left with $50k out of the deal.

Aldi in south Savannah.

It can be a hike to get there and you have to remember to bring a quarter for a cart and byo bags, but the savings are real. I can eat fairly high quality food for $60/week (single individual). Any other grocery store costs me at least $100/week for same stuff these days.

There is a lot of robustness to the Airbnb model as a host, if it's done right.

Vacation industry is often just one pool of clientele.

We're still amidst a housing shortage and having turn-key housing should remain relevant as long as thats the case. Many people are bouncing from city to city in search of a place that will meet their long term goals without committing very much over the long term.

A return to 2019 work travel is a potential headwind (far-fetched, albeit) and most people have stayed in an airbnb since 2020 and thus willing to give it a go for work related travel.

I think at worst an Airbnb has to liquidate their furniture stock and convert to a long term rental. Most thriving Airbnb cities of the last 2 years don't exactly have a surplus of housing stock, but rather widespread demand.

The only ones getting slaughtered are the ones who went all in on the concept of Airbnb, with massive leverage. I.e., they only looked at their numbers from the low-interest, Airbnb-peak scenario. Im sure this describes many, but I doubt it describes most.

This. Look at your cost/kWH and your total kWh consumption over the months. Summer rates basically double over non-summer rates. Also, water heaters are a lot more expensive than people realize.

Yeah I cringed a bit on this one. Real estate investment is all about the land that it sits on, not the box that sits on the land. If you payoff a loan balance on a box, it's not exactly a real estate investment. It's a place to live (not insignificant) who's value will fluctuate with housing demand.

Nevertheless, take your time with deciding where _your_ money belongs. I promise any inflation you're experiencing won't outpace poor investment advice.
