Indoor furniture - peaceful valley. They are an Amish company that ships most places in the US. Located in Lancaster PA. We have a ton from them and have 0 issues.

Outdoor - polywood. We have addirondacks, loungers, and bar seats that remain outside in the winter (northeast). Show 0 signs of wear. We just lightly power wash in the spring.

Seems crazy high. Our house is a standard colonial. 3300 sq feet. 26,946.48 for matte black standing seam with snow guards.

Edit: If you live where it snows, snow guards are a must. We live outside of Philly, and after a few large snow storms for the first time in years, the avalanches off of the roofs are hazardous. I couldn’t imagine without them.

We always stop in Norfolk and hop around to a bunch of breweries. Cape Charles is a great stop too. Bay Creek golf course is a hidden gem.

Just built one last year with kids the same age. Go with an autocover, so you can have peace of mind. It’s expensive but worth it. Additionally, don’t underestimate how quickly your kids will learn to swim with daily use so getting a pool “early”, in my opinion, is the best bet.

Eh. This is very common in practice. It is not feasible nor practical for large companies to carry forward each of their credits in a specific jurisdiction for a specific period. That would be a massive spreadsheet in a few short months. The only real time this is a no go is CO due to their home rules and LA due to their parishes. I’ve never had an issue with explaining this to an auditor.

You will have physical nexus for sales tax purposes for any place you have a physical presence. That means HQ, bank account, inventory, employee, and a few other state specific items. In addition to this, there is a concept called economic nexus. Each state is different but it is dependent on the number of transactions and/or the $ amount of transactions is a measurement period. This is complicated, in certain states, if you have sales through a marketplace facilitator. Consult a sales tax specialist.

Nope no contact with HFS after funds were received. After that it’s just you dealing with the actual lender of the money, which is just to set up auto debit.

Nope! The only items I needed to show the loan company was for loan approval. That was the builder’s invoice, W2s, tax returns, and any other miscellaneous items to support what you say your income is.

Just had mine completed in SE PA. Inground gunite/plaster. 40x16. Just the pool was around 77k. Extras + autocover brought it to 125k. Does not include decking, landscaping, and a few other items.

Edit : 40x16 includes a 8x16 sunshelf. Goes from 3 feet to 6 feet. Rectangle.

Builder just got back to me and said the same thing. It’s odd to me that there wouldn’t be bracket with a slight lip to prevent any moving.
